Hi Joe, good luck with your new home! It's nice to see the room layout options from OnePlan, they could all work. With these lovely 3d drawings to look at there isn't a lot more to add other than.... I would definitely go for the TV on the interior (kitchen) wall as it makes best sense of the space. You could then do something fabulous, decoratively speaking, on the long wall and create a real wow factor. The bi-fold doors are going to be your point of access to the garden, and let's hope we have sufficient good weather for you to use them a lot throughout the year. For this reason I would consider keeping the area near the bi-folds as clear as possible, maybe just having a lounge chair, footstool and coffee table here (I can imagine reading the Sunday papers and enjoying the view). A swivel chair is best so it can be turned into the room towards the sofa for conversation when you have company.

Depends on the size of the room, it’s shape, and size of the table. I changed my kitchen table from a square with high backed chairs to a slim rectangular table with chairs with a low back, and it looks much better and gives us more space around it.

'it's a tricky one as it's a big space. The only thing for me that poses a small problem is the desk / office, so I hid it in a large double width storage unit, with a chair either side to be pulled round when in use. Opposite that is the bookcase by the window and a reading area with two armchairs. Further down, the dining area with large table for 8 people. This ties in by way of two large identical rugs to the lounge area with fireplace and T.V

Hi, its a lovely room I agree drawing out where you'd like to place your existing furniture is a good idea, then you can see how much available space you have left. If you have budget and Interior Designer would be able to create a couple of layouts for you to help you utilise the space (much more affordable than you think) The fireplace is lovely have you considered keeping it as a relaxing zone and possibly putting the TV elsewhere? I’m not sure on the full layout of you room, but could you have the TV on the wall you have taken the photo from with the L-Shaped sofa facing it. And then you could add a couple of comfy chairs either side of the fireplace with a rug in the middle (always have at least the feet of your furniture over the rug so it doesn’t look like a little island in the middle of your floor) similar to the image below.
