Another option would be to have them made, I know that several garden centres/timber yards often have someone creative with wood who would love to make something up. I'm down in South Wales and a chap at a local timber yard/garden centre, that does sheds/fencing, makes some very nice stuff using tree trunks. https://www.facebook.com/TownAndCountryFencingandWelshtree?fref=ts

Hello, Every room needs a purpose - a function. I would begin by giving it a purpose. An idea of what you want to achieve out of the space. My initial instinct would be to create a relaxing, calm and light office space with lots of storage (this would hold the toys). The alternative is to create a play room.. With the office I would do a more adult, neutral pallet (working from the white) and would create a full run of built in units that go from just under the window down the the ground. This would be deep enough to hold storage boxes of toys and books. A desk could come out from this unit (about half way down). I would then mirror a book shelf either side to give it symmetry and order adding to the calming effect. I hope this helps. It maybe worth considering a designs on a single room design package or report style package to ensure you get the most from the space - and to your budget. All the best, Gina

Before you do anything else have a chat with your local planners. ( A word with the duty officer will usually do ) if you are in a terrace then you need to check where next door's window to the dining room is located. Most likely exactly as your window. Then check with the planners how they are applying the 45 degree rule which is a line striking out from the midpoint, or third point , from the window to a habitable room. If your extension goes passed this line, and potentially blocks the view of your neighbour then you have a problem. Often you are ok on the ground floor ( depending how the local planners follow the guidance - hence the need to check first) . Many acknowledge that we need more living space but they will be then be difficult on any first floor extension. For peace of mind check first . This happened in one we are monitoring in Brighton for instance. Then you can enjoy working on that extra space - Good luck.

Tracy. You’ve been getting a lot of good advice but I just thought I’d add a few thoughts. When I look at your current set up I see a classic and oriental feeling. I think this is timeless and just needs a refresh. Your sofas are a classic design and I think that recovering them in a more neutral fabric would work. But I think your curtains are really fresh and modern and it would be good to really layer on lots of cushions to tie in with the design. See attached other fabrics from Villa Nova which complement but don’t match your existing design. Loads of these layered up on a neutral linens effect background would look great and could be changed over time. For your walls, I actually don’t think dark blue is right. It’s very on trend right now and can look great in a smaller cosy room but your room is spacious and I’d personally keep that feeling of light. I know you don’t like wallpaper but a pale ivory type paper with a subtle colour or texture could look really elegant. I actually like your mahogany style furniture. It’s the tv stand I’d change along with maybe freshening up your lampshades. Minnie’s choices look great. Alternatively, some blue and white China lamp bases would look wonderful and pick out the Asian themes in your furniture. See photos attached and good luck
