Comments (17)Hello helbel71, A fireplace is lovely.. even if you only look at it! If it's leasehold you may have to obtain permission to do anything especially if it's to have it as a working fireplace.. It would have been good to have negotiated this at the sale point.. However if you can go ahead and unblock the fireplace.. you need to be sure the structure is sound by making sure the lintel is in place and there aren't any obvious signs of struts holding the top of the opening.. You'd see these.. So once you have cut away the plasterboard.. usually you can tell where as it will sound hollow or not as you go. Looking inside with one's phone light or torch you should look up inside the breast facing outwards- there will be a line or brick or usually now concrete lintels are used.. Or you may see struts.. in which case get a builder to put in a new lintel and then you can decide what to do with it.. It may be that it's sound and all in place.. So you can just get to the point of deciding how to present it.. For me it's a swan basket and logs as authentic as possible... even if it wasn't ever lit... Some people might light a candle or twenty but at any rate I always suggest the swan.. Now the next thing is to decide.. Will this hinder you spatially if you open it up.. as you will not have that wall to use or sit things in front.. I also want to suggest situating bathroom where kitchen is and visa versa.. You could have a wet room style shower area with a tiny sink and a wall hung loo.. Plumbing would have to be moved and you'd need to be sure you could do that but - I have seen the smallest shower room in a studio that was about the size of a phone booth! It worked.. then there's more room for cooking and or living area. All depends on what you can do and what is permitted and what is important as for some the bathroom size you have currently might very well be non negotiable.. : ))...See MoreBox room office / dressing room

Comments (10)I would, in no small way, be miffed that the architects incorporated a communal space without first checking they could! A basic oversight. I agree with Kingfisher. If this is a short term fix, meaning you don’t want to spend too much, then moving the staircase for such little gain seems to be throwing good money away. It looks like you could still have just about everything you require without moving the staircase. When I say just about I mean not to have an en-suite (you mention it but I cannot see it on your plan). On the lower ground you have room for the master bedroom and nursery with one bathroom. Your proposal to build a wall to make the nursery smaller, thereby continuing the corridor to the door, solves your cat flap problem and can still be done with the stairs where there are. I agree that you should remove that internal door and small wall in the hall. It would open out the space and let in more light. On the raised ground level again your plan is good and can be achieved whilst leaving the stairs well alone. You have indicated that you want the study to also serve as a third bedroom. I imagine this is for occasional guests so would primarily be a study. Have you heard of Murphy beds?They are an ingenious way to utilise your space to its fullest where the bed is stored vertically inside a cupboard. studybed.com is just one site of many that offer other combinations of transformational furniture. Comments (9)I'm good on ideas, but haven't got a clue about structurals or costs! I've found daydreaming doesn't cost a lot, except time..... tab's idea to incorporate pillars into the kitchen would create the open kitchen diner and the pocket doors could be the way to keep the living seperate but together with the function area. Would be interested if it increases your cupboard space or if just opening a section provides more storage capacity. Although the play area is part of the way of living presently, that time will pass so I would hesitate to put in a wall you may only want to remove later. An open divider, like an open shelf unit would allow you to keep the play area out of the visuals, then the space could move into a second 'gaming' area or study area as little ones get bigger...See Morerachelmidlands
