Restoration Help!

We have just bought a listed C property which was a former hotel. It is in living condition but is rather 'tired' condition but has some amazing features that I'd like to restore. We have intricate cornicing, huge marble fireplace etc etc. First thing I'd like to do is restore the floor in the porch. The white looks like marble but not sure with the black. It is very lacklustre, scratched & chipped, needs regrouted and looks dirty and stained in places. Any advice on products, processes etc would be greatly appreciated x

Such a great question, I hope you get some responses as I'm sure the floor will look great when restored. I'm no expert on conservation but we have just restored our porch tiles. They are encaustic tiles, some were chipped and we replaced these with extras we had from another room. We have also installed an encaustic tile from fired earth in our cloakroom. Fired earth do a range of cleaning products for tiles. I've no idea whether these are the best on the market but my tiles certainly came up a treat. Just google fired earth tile restorer and you will see the different products. Marble staining might be tricky to remove but I would definitely give it a go. Alternatively you could pay someone £££'s to do the work!good luck with your project, it sounds very exciting.

I love old buildings with tiled floors! Afraid I don't know enough but fingers crossed they turn out beautiful for you :)

I agree, there would originally have been just one cast iron spindle per stair. The newel post would have been wooden I think and you'll be able to pick up a new, traditional style pine one from any timber merchant, probably less than £100. It's a shame that the 'bullnoses' have been cut back but if it was all sanded down and painted or varnished to blend in I don't think it would look wrong at all. The alternative is to get a joiner to make up bullnose profile pieces to attach to the end of each tread, but you'd have to paint them as the wood wouldn't match the original. Replacing every tread would cost a fortune. The banister rail will sand down with a bit of hard work and probably be a nice piece of wood underneath that you can varnish. It'll look lovely once it's done, you'll have to post 'after' picture for us!

My wife is a retired restorer. She informs me:- That the door is probably original to the house, it's from the same period in time roughly. It would be a hell of a job to get the paint off, because it's probably been painted many, many times. You'd have to get it dipped, let it dry out and then inspect the wood. It's most likely due to age to have gaps and fissures under the paint that would then have to be filled. Because of the repairs and the filler, the most obvious choice to cover them up would then to be to paint it again. It's unlikely that the door will be perfect, in which case you could have a choice of oil, stain and protect products if you wanted a natural looking door. The method above may also lead to permanent damage ie- it falling apart at the top, because the glazing bars could be being held on by the paint as the wood is thin and old. If you don't like the glass, you'd then have to factor in having it replaced by a glazier. As it's also drafty and most likely doesn't sit so well in the frame, that would need work too. You can only add wood if you're painting it. Therefore, if you're in love with the door then do it and to heck with the price, but it's a gamble. All things considered:- It would be cheaper and less risky to buy a new solid wood door and frame. You can still buy an 'old style'. You can always search Ebay and the net for old looking door furniture such as the letter box which is big enough to use.

I've worked with a stonemason on a building in Hampshire. He's base in Portsmouth, name is Rowan Adams and his company is Rowan A Adams Masonry Limited. He has virtually no web presence & unfortunately I can't put my hand on any contact details but if you Google the company you should be able to find an address.
