No experience but it might be an idea to talk to an estate agent to see how much value having a communal garden would add to the property value/rental income. It could well give the landlords a reason to invest. Even if it doesn't add significant value in cash terms it could however mean flats never remain unoccupied. There may also be some budget within the management company's pot? Hopefully the offices would be willing to chip in as it's of benefit to their employees. The only potential issue I foresee is with the bars, how do you stop drinkers accessing the terrace? Do all owners/tenants have access rights to the terrace? Have you spoken to other residents about this? I would probably suggest holding a residents meeting. Outline various proposals for developing it. If you have support from other residents then elect a committee etc to drive it forward ie seek quotes for each option, time to develop, check if any planning permission is required, outline the incentives etc etc. Once you have all this information regroup with the residents, take a vote on the favourite and then present it to the the management company. I'd also have a look to see if there are any grants available to subsidise

Dear John, I'm sure you can bring out the most of this property with a bit of creativity and imagination! If I was you, first I would figure out which is my favourite style I wish my home to feature. Think of colours, textures, lighting as well. Thank you for your comments. We will be arranging the new business over the next couple of months. We will probably publish a simple website from where a brochure can be downloaded. Customers can choose which components they want in their Pendant, these can then be manufactured at the factory. Once made - a photo can be taken at the factory and sent to the customer for final approval before the item is sent to the customer. I'm afraid for custom made products, we won't be able to take them back unless faulty. From a cost perspective for custom Pendants, we are still working this out, but will be in the range of £100-£300+VAT depending on design, materials and finish. Shades will be in range of materials from Glass, Metal, Wood, Concerete, Plastic etc. If you are a designer and have a completely new shape and design that you want to have manufactured to sell in some volume (100+ pieces) - that is also possible. The factory does this for lighting designers in Europe. There will be an initial cost to design and re-tool to produce the design, but this will be your exclusive design. Obviously, your Pendants will be at wholesale rates. We will also provide LED lamps for the Pendants - standard LEDs lamps and also the atmospheric LED filament lamps.
