They said I need full planning permission even though the ŵall is "new"?! It makes absolutely no sense to me as that would suggest anyone needs full planning to paint a ŵall?! I could understand it if they said I need listed building consent but they said I don't

I think the option of having the tv under the stairs.. Is the best idea.. Maybe have a tv, media unit made to measure if possible .. Draws or cupboards underneath for storage. Small shelves at the sides for little ink-naks. If needed.. A smaller maybe glass oblong table in front of the window. The table will still allow light through.. Making sure passable through to the stairs.. And the sofa on the back wall.. Lovely rug in the centre with coffee table or chest for extra storage if needed... Maybe some open floating shelves off set above the sofa. Use an accent colour with accessories.. From the rug or cushions.. Don't go overboard with large piece of furniture... Simple statements....

Stunning! Absolutely love this dining room. originally was thinking all walls as I have done this in a previous property, but now thinking I may do 2 walls rather than one feature wall. I like to have a quirk to a room rather than go for what is expected. Furniture wise, I have a large grey sofa, Large blue sofa both different styles and a mustard wing back chair.

In my opinion you should be pushing the designer to do a better job. The washer and dishwasher weren’t shown in the first render- they are now there but the drawer lines are interrupted which doesn’t look great. I also think you need to consider ducting the extractor - if you are in the U.K. building regs will demand it. If so where does the ducting go? Is there indeed enough room for the motor in the slim wall cabinets drawn? Personally I think that the high windows limit your options and don’t add anything to the design. I think the drawn shelf unit is a different material and this likely affects your opinion. I like the vertical handle rail with the ovens- perhaps it should be applied to all the units otherwise how are you going to open the tall unit to the right of the oven? Lastly I like the deep orange, I think it sits best with the dark wood or black but you shouldn’t add too many materials- simple is better.
