Just a thought, what about putting the bed against the wall of the walk in wardrobe and you can still have your headboard, no need to change or move a radiator and the wife's side of the bed would be next to the wardrobe entrance. It's all a bit cramped by the looks of things and while you'll have your ensuite and your walkin wardrobe you'll still be walking into a box room. Another thought I had to to lose the bedside cabinets and increase the appearance of space would be in to have the bed side lights on the partition wall and the storage built into the stud wall with pull out shelves for those breakfast in bed moments and cups of tea. Change the door to open onto your landing as well!!! Good luck

It is usually desirable to make the new attic stairs an equal pitch to the existing ones, however often it is necessary to increase the new upper flights pitch to avoid the window, if carried out skillfully and with a proper thought out design the stair and the space it sits in can be manipulated to enhance each other and either not impact on the available light or increase it. Unfortunately, most attic conversion companies will be looking for the fastest and most cost effective solution and a feature staircase may not fit into their scope. Often clients approach a specialist to design and make the stairs and work along side their contractor. The new flight could be designed to sit well next to the existing flight and the details like handrail and newel post of the existing could be copied so that both work together as a single entity. Hi Marisol, It's a common dilemma : Is a generous ensuite and wardrobe worth a possible drop in market value of the property? I suggest you ask this question of a highly regarded local Estate Agent. Let's run with the idea of an en suite being added. This is often a question of minimising disruption and working with existing drainage/services routes. Let's look at a least disruptive and perhaps least expensive scenario - add an ensuite in Bedroom 2. It has a wall with no windows (which counter-intuitively gives you some flexibility). You could fit a W/C, Sink and Shower in this room and still leave it with the same floor space as Bedroom 3! This is low in disruption in that very little existing walls, doors and floors would need to be disturbed to achieve it. There are alternative places with more ambition in your first floor to sneak Keep in mind this is only broad-stroke advice : the water, drainage, electrical and ventilation services, along with building regulations and other statutory considerations would need to be accounted for to give you well rounded advice on the feasibility of various options.
