bathroom layout help needed

Hi

I was hoping some of the bathroom experts here could help me.

I've just bought a victorian 2 bed flat and the toilet and bathroom are separate. I am looking to knock down or move the dividing wall to reconfigure the space

Ideally I would like to have a small cloakroom with a sink and a smaller bathroom. I don't think there is enough space for a small ensuite

I would prefer not to have just one big bathroom as I plan on renting the second room and additional facilities will make things easier

Measurements are:

bathroom: 185 cm wide and 195 cm long

toilet: 84 cm wide and 112cm long there is some space behind the toilet that measures 28 cm long

This room should provide plenty of space for everything you are looking to include, without it ending up being too crowded. There is enough space to both sides of the window for a shower, but the window also provides an ideal location for the free-standing bath. The small bite taken out of the room by the adjacent cloakroom provides the potential for some interest, perhaps with counter-height bulkhead to conceal a cistern and have a semi-recessed wash hand basin. It feels a little cramped to me as your access to the bath is so restricted. I’ve just put this layout together that might be worth a try. (it would require a slightly smaller bath) if you can, get some boxes in there to represent furniture and move around it before committing to anything. Also, are you planning a freestanding bath and tap?? this might look squashed in and therefore make the room feel smaller (also really hard to keep it clean round the back) I would consider a back to wall bath with the space you have. re towel rail, bit stumped on that too, could it go behind the door??

I think that you need 70cm of knee room in front of your wc so I think designs 2&3 are all no go. Although I’m sure people will argue they prefer the wc to not be the first thing you see when you enter, in a small space you must make decisions based on convenience so for me design 4 is better but you should turn the basin onto the other wall to have more standing room.

Bah- my fingers slipped! I’ll continue…. The shower drain needed to be rerouted as when it was a shower-bath, the drain was a few inches higher and could be run above the floor. As just a shower with a low profile tray, the drainage runs under the floor. Moving our toilet to an internal side wall was comparatively easy, but does mean we have to box in a big soil pipe. I don’t have all the bills in yet, and London prices may not be the right comparison, but your budget might be very tight.
