Are conservatories dead?

Is the age of conservatories over, please, and the reign of garden rooms ready to commence? Appreciate the desire to view the garden 180 degrees, but tacking on a too cold /too hot leaking glass box not the answer. A garden room with tiled roof, loads of windows to achieve the desired view - lovely useable space all year round, and a definite value enhancer on the house.

It's currently in a skip out the front while the new extension is being built out back...

We re-vived ours buy replacing the old twin wall roof with a glass one and then having it powder coated in a fabulous ral beige green. The glass roof has made such a difference indoors, the light is fabulous. When we're having dinner we can watch the birds flying over head, especially the Red Kites hunting in the paddock opposite.

Now I get it! So "man shed" is the back of the garage, right hand side is Dining near the bifold then Kitchen as you have it, then make the "Study" into the Utility. Do you have a side return and are you interested in changing the window on the right in the current Study to a door so that you have a side entrance and then the Utility becomes a mudroom, too, and entrance for bags of shopping and kids with stuff? Make the "Playroom" the Study and decide whether you really want/need two doors into it. Playroom area where you have "More Lounge?" is great because then you can see the kiddies from all parts of the open plan area. Now what to do with the area currently drawn out as "Utility".... I'll see if I can describe a suggestion without the aid of software or pen and paper.... Have a big door or doorway from the hall lined up with the front door, keep the current outside wall opposite and fill in the doorway that used to go to your conservatory, build a wall to the right of that that is wide enough for you to have your TV - marked in blue on your plan, right? - and then on the playroom side of the former exterior wall build deep cupboards or drawers and shelves to put the extra kids' toys and on the side you will see from the front door make it a sort of reception/coat hanging/bookshelf space - maybe bookshelves all along this side of the exterior wall, a console table and mirror on the left hand wall so you can see it all the way from the kitchen, and a coat rack or stand in there somewhere? From the lounge you'll have a solid wall in the middle for your tele but it'll actually be hiding storage either side of it. I don't know if that makes any sense! Let me know if I'm totally off track or if I should look for some pictures for examples. Don't have pokey little doors between the front of the house and the extension - let the light flow in and make it more to scale with the big lovely extension and the giant windows and doors.

Hi Folks. The windows are in and I love them. I chose black slim profile aluminium chamfered profile. I've been delaying posting a picture because, as you can see the front drive isn't done yet so the house isn't set off very well in its surroundings. To be clear, the windows we replaced were already Everest replacement windows from the late 70's early 80's I'd guess. The only original glazing we had being external Crittal doors that were ffffreezing, so they have gone and the Crittal stained glass windows by the front door and chimney breast, which we've kept, though they need painting black to match the new windows. We haven't replaced all the other non-original windows, but will aim to do so over the years, when the cash flow improves. I managed to persuade my husband to at least agree to all the first floor front elevation windows being replaced, so now they are all the same when you view the house from the street. The windows of a brick built sun room, front right, that you can partly see, are probably going to be removed, to make that area part of the garden rather than the house. One thing I would say is that we are having a bit of trouble with condensation on the outside of the new windows, which was unexpected and made me quite miserable at first. It turns out we're a bit unlucky, it's a known, but not extremely common, issue with such good thermal insulation in modern double glazing and it depends on the aspect of your house and the dew point. Our front elevation is west and exposed, so cold in the morning resulting in condensation and our view being foggy until the air temperature rises. I've attached a poor photo to show a mild version of what I mean, it can be a lot denser and we have far reaching views from the upstairs windows, so disappointing. But I've got over it. The main plus point is that the rooms with new replacement windows are so much warmer than the ones which still have the old ill fitting wood and aluminium windows. I'm also really pleased that we chose the windows to be black on the inside too. A neighbour up the road has black on the outside, white on the inside and I think it looks really odd when the windows are open. Finally, all the houses on our road are completely different, so there is no uniting feature that ties them together, our windows couldn't clash with the windows in the other houses as they are all individuals, though I suppose you could say they are all clashing, but as we are fortunate enough to be in a big plot with the houses set well apart I don't get that sense. Do what is best for your lawn. - Cut the lawn edges and create a 3in gutting between the lawn and flower borders. - You can sow new lawns or over-seed dead patches from mid-April to early May. - Apply a high nitrogen spring lawn fertiliser to encourage good, strong growth. - If you have a problem with moss you can choose a combined fertiliser and mosskiller when feeding the lawn but beware that moss killer can stain clothes. - April is the best month to apply lawn weedkillers as the weeds are inactive growth. Trees, shrubs and climbers - Tie climbing and rambling roses as near to horizontal as possible to restrict sap flow thus causing more sideshoots to grow along the stem resulting in more flowers. - Mulching rose and shrub beds with a layer of organic matter will help retain moisture and reduce weed build-up – even improving soil structure over time. - Delay pruning any spring-flowering shrubs such as Forsythia until after they have finished flowering or this year's display will be lost. - You can still plant deciduous hedging plants, shrubs, trees and climbers. - Prune evergreen shrubs such as Choisya ternata and evergreen Ceanothus. - Remove frost damaged shoots from evergreens damaged by wintry weather. - Remove green shoots on hardy variegated evergreens that are reverting to a single colour. - Take cuttings of conifers for propagation of your favourites. Flowers - Deadhead spring bedding plants such as pansies and primulas. - Remove tired or dead winter bedding and plants that did not survive the winter. - Divide any herbaceous perennials you want to propagate. - Put supports in place now for perennials so that they can grow over them. - Sweet peas can be sown outside this month. - Prune penstemons, Teucrium, lavender and other slightly tender plants making the cuts just above fresh, new shoots. - Plant summer-flowering bulbs. - Deadhead daffodil and tulip flowers, nipping off the heads and seed pod as they fade but don’t cut them down yet. Greenhouse and Houseplants - Indoor/conservatory plants will need more watering as the days get longer. - Hydrangeas and fuchsias can be propagated from softwood cuttings from the stem. Ponds - Pond algae grows when there is excessive sun light. Create extra shade by dividing and replanting waterlilies when they are showing signs of growth. - Start feeding the fish. - Clean out your pond filter. Check the filter a week after cleaning it as the water will be very dirty from the winter and it may need cleaning again. Soft Landscaping - Remove algae from paths using a brush with stiff bristles or a pressure washer. - If the weather is dry paint wooden fences, sheds etc with a wood preservative. Ensure that you use only new chemicals as some older brands are now illegal. - Think about any soft landscaping you would like done now to enjoy during the summer – decking for example.

I also don’t think you can live there while it’s being done. I think you should look into raising the roof then connecting the main house roof to the roof of the kitchen wing. I also don’t think you need to remove what looks like a top end conservatory. But you do need to find a good architect to help discuss what is possible and you need to think about your budget as it’s a big undertaking. For what it’s worth this is what I would do.
