Comments (3)Hi Faith Exciting project! We’ve renovated four Victorian houses and been delighted with the result. Based on your plan I would probably extend onto the lean to footprint. You could leave the loo where it is and have a utility area / boot room / muddy access just before it. I might remove the jutting out part that I think is the old outside loo. Lots of glass in the roof and build generally should bring enough light back through to the room marked dining. You would then have space for an L shaped kitchen coming from the right as you walk through the door from dining to kitchen. Comments (10)Planning Permission, try making an informal enquiry about the amount of change allowed. It could save a lot of wasted time. Then you know what is possible. I would actually match up the bottom left window with the other windows. Appropriate attractive low maintenance plants are your friend. If it was my house, I would look at garden magazines, online, Houzz. Get a short list 3 to 5 pictures that appeal to you. Then I would research a reputable, well established local garden landscaper or perhaps a local garden centre works with someone. Go check their recent work. Local is best, more economical but most importantly they will be familiar with soil and climate and what thrives well in your area. A nice healthy varied green planting would I think absolutely transform your home and lift your spirits when you arrive home. Comments (6)Hi John, Really interesting what you're trying to do. In terms of energy efficiency it's a good floorplan to start from because the external wall to internal space ratio is reasonable - discounting the conservatory. That's important to take into account if you're interested in applying passivhaus principles. Passivhaus is the gold standard in eco design but you can achieve a very good energy efficiency by applying the fundamental principles, without necessarily going for full certification. Also interesting is that it looks like you're thinking about swapping the more "public" spaces of the house - the kitchen diner etc, to the front, and the more "private" spaces - the bedrooms, to the back. But this then does change the relationship with the garden and clearly that is something that you also have a concern about. There is a lot to explore.
