We have recently brought a new house which has a extension on the back that was used as a kitchen. We want to convert this to a dining room and wondered what the costs would be? It's got electric and heating already. Any advice would be greatly appreciated.
It appears to be single skin (walls aren't thick enough to include insulation). If this is the case you will only be able to call it an outside room such as a garden room and so it won't add to the value. To strip out the old kitchen, replaster, redecorate, new flooring will likely cost £2,000. If you knock it down a replacement extension will cost about £1300 per square metre so I estimate that this space will likely cost £15/17k to rebuild.

in time we want to build a 2 storey extension onto the side of the house but until then need to make this space usable so your point to plaster etc sounds like the sensible option.
apart from knocking it down, is there anything else we can do to make it considered a 'room'?
It would be worthwhile speaking to building control for advice. It should be possible to add a second skin internally by creating a insulated stud wall with a vented cavity behind, similar to the attached photos.
