Bedroom layout dilemma

We are very keen on putting an offer in on a house and just about everything works for us except the master bedroom. The present owners have used some of the original room to make the ensuite and have left a room that will fit our king size bed and two bedside tables along the width left wall (2.5m) and then room for a wardrobe or dressing table on the opposite wall before it looks really cluttered. I have considered knocking the wall from bedroom 3 into the main bedroom to make a dressing room but unsure if due to the shape it would work.

Any ideas very gratefully received!

Assuming this is a long term house and making it a 3 bed doesn't matter to you.....
How about make bed three wider by extending into the corridor to master bed. Use this as the master bedroom and the bedroom on the back becomes a dressing room and ensuite.

I would move the ensuite to where the left hand window is in the master bedroom (is it an extension?) and also possibly move the door back to have a longer landing and a square master. you could also maybe combine a dressing area with the new ensuite

Just a thought, what about putting the bed against the wall of the walk in wardrobe and you can still have your headboard, no need to change or move a radiator and the wife's side of the bed would be next to the wardrobe entrance. It's all a bit cramped by the looks of things and while you'll have your ensuite and your walkin wardrobe you'll still be walking into a box room. Another thought I had to to lose the bedside cabinets and increase the appearance of space would be in to have the bed side lights on the partition wall and the storage built into the stud wall with pull out shelves for those breakfast in bed moments and cups of tea. Change the door to open onto your landing as well!!! Good luck

Your measurement differ from the agents measurements, especially your plan for the top floor, so I have made a best guess on the likely footprint. I have come up with this plan, I have tried to move the kitchen sink closer to the back and hopefully you may be able to put a soil pipe on the back of the building. Budget- this is a stumbling block- As you start to cost out all the necessary purchases will realise that your budget isn't big enough. Personally I would break down the cost of all the purchases you want to make and then cost the labour and then work out where you want to spend first or find more money. When I renovated my first property I also had big plans but ran out of cash quickly- like me you might end up doing the messiest stuff quickly then living with a bare shell until I had saved enough for the next stage.

Is that a fitted wardrobe on the right? Feels like that needs to go - provided you don't need the storage - thats where the bedhead should be (for me), then have a free standing wardrobe. (Then I don't like fitted bedroom furniture - to each his own :) )

If you put the laundry appliances under the stairs ( with fire retardant boxing under stairs/around the appliances ) you could make the current utility into either a walk in pantry or close the entrance from kitchen and open in into the bedroom as a walk in wardrobe - so you can centralise the bed better without the tall run of wardrobes - will make the room bigger with clearer walkways if it will be used by older relatives who may need assistance ?!? This way laundry can be folded on dining table then put away -if you have a utility room you might end up with piles of stuff that doesn’t move for ages !

I like Jonathan's idea. Another option could be to convert the ensuite into a closet with access to the bathroom from there rather than from outside.

Hi Jane,

I agree with the 3rd bedroom being opened up and becoming a large master bedroom and then having a door between that room and the (what is now) master bedroom to become a large, light dressing room/study with the en-suite access.
It would be a gorgeous luxurious space if you can lose the other bedroom.

This isn't a great idea if you are considering selling in the next few years as it may devalue the house making a three bed a two!

By all means ask for an Estate Agents advice but I don't think you devalue a house if you reduce the bedrooms from 6 to 5.
If might be different if you were to change this from a 4 to a 3 bed.

Hello Jane,

My suggestion would be to have closet/dressing room in bedroom 3 which is quite possibly big enough for two people. The master bedroom with dimensions, take out the en suite and partition to open the room out which will greatly enhance this space. Reduce the bathroom to make this the en suite for this room.. Then bedroom 4 could be the bathroom... Pocket doors can be incorporated into the design to benefit spatially re the en-suite. I agree with Jonathan that a four bed is still very desirable, especially when you consider you could have a walk in closet plus retaining an en suite bathroom.. If you were ever to sell on, your bedroom 3 (proposed closet) could be converted back to a small bedroom or study if the need for more beds arises..

Since you have plenty of bedrooms, I'd definitely go with Jonathan's suggestion. How nice to have a fireplace in your bedroom!

We had a differing layout to you, but a similar dilemma. We put in a new doorway and a folding door between the master and adjoining bedroom (now used a huge dressing room) but retained the existing doors into each room. This means we could still sell as a 4 bed later if we wanted, but at the moment live as a 3. So we currently have master, through to dressing room, through to en-suite. (A happy outcome is that now that we don't sleep next to the ensuite, so we don't hear each other 'pee') ;). Another plus is one of us can get up, and go into the dressing room / ensuite to get showered and dressed, closing the folding door over. The other is left happily sleeping...

The move is back on thank goodness. We have decided me like the idea of making the master bedroom a dressing room area and the third bedroom the sleeping area. Have asked the surveyor to assess the walls in case not that easy to knock around. Exciting times and a huge thanks for all your replies!

Just a tiny thought: moving bathrooms around is a very expensive business as is knocking down walls if they're supporting. Would it not be possible to use bedroom three as a lovely walk-in wardrobe as it is? It's a mere few steps from your bedroom - you could then keep your bedroom free of all clutter and have it as a serene minimalist space. I would live a bit like this first and then see how you get on??
