Hi original poster! I know it’s 7 years since you asked this but would love to know what you did. We are not in a similar position with a similar looking house at the back but even steeper. I know that a full extension and lowering the internal floors would be ideal but we can’t afford that and need a 5-7 year fix. Please let us know what you decided and why ☺️

I am building a granny flat on my daughters five acre property. I am allowed 100 square metres, not including patios and garage. I would like two bedrooms and two bathrooms. It will be on one level with a patio at front and also at side to take in views of the mountains. I have a picture of what I like but am having trouble designing interior. Any help appreciated. My home would be facing towards my daughters home in the second photo. It will be built on the section that was a veggie patch on the left of the photo.

Thanks all, I'm really just bandying ideas about ATM. There are issues with parking (due to planning consent being given for flats and there isn't enough space for the tenants let alone visitors) ; traffic (which although has always been an issue, a proposed bypass wasn't built to divert traffic and now planning is going ahead for thousands of new homes which although nowhere near the street, they will need to use this as a cut through); a new noisy commercial tenant working long hours. I therefore think it may be hard to sell as a family home unless someone buys with their heart although we're forever getting cards through the door/calls from estate agents as it's supposedly the most desirable road in the area... Valuewise it's hard to tell as I'm not aware of any direct comparisons. Flats tend to be very small and missing architectural details etc. A grand public building was recently converted and they achieved an exceptionally high price imo for the area. Our house clearly isn't on the same scale re architecture (!) although internally the flats would be larger plus has all the architectural details etc although wont obviously command the premium for a "new" home either. I'm not sure we would this go route even if it were financially viable as I think it would be a huge shame to convert the house (even very sympathetically) but I thought it might be worth at least exploring options in case it becomes hard to sell when we make that decision :(

The trouble with houses that have been repeatedly extended is that they are have too many small rooms, few rooms that are big enough for the square footage and often they look unbalanced from outside. So I would be talking to an architect about unifying the look at the front, changing the front door position to the centre of the house, likely moving the stairs and future proofing it should you later decide you want more bedrooms.
