Knock down wall between kitchen and reception?

Hello

I have planned a new kitchen in my existing small space but my friends are insistent I should look at knocking down the wall between kitchen and lounge and using the space better.

I can't see quite how it would work. The flat opens into the hall which leads to the kitchen and I'm worried it will just turn into one big weird space. Does anything spring to mind?

It's quite a personal decision whether you prefer open plan or a separate kitchen so do what suits you. If you were going to go for open plan i don't think I'd knock down the wall though. I'd have kitchen all along one wall, move the bathroom to the kitchen then have a bigger hall with a bit of storage or possibly a study area or something. In terms of resale some buyers would love it but some would hate it so only do it if it improves how you live in the space.

I think the corner wall is a chimney that you wont be able to remove without permission from the freeholder

Hi, Are all the walls you want to knock down supporting walls? (Ie solid brick) or are they just partition walls? (Hollow sound when you knock on them). We just had a single solid supporting wall knocked through our kitchen diner and it was a lot of work. You need building regs and we had to have a structural engineer even for a small wall as it was supporting a lot of rooms above it. All together - to remove one 7', it cost £1200 (that was cheap!). Your ceiling has to be supported so they would need to leave in posts (can be either side of the opening or in the middle as a feature). An alternative is to have a partition door put in between the rooms so that you can open them up with bi fold doors to get the feeling of space when you want it but to keep it cosy when you don't.

There is unlikely to be any reason why you cannot do this. You will need to consult a structural engineer who will do the calculations for the size of RSJ required. You will then need to submit your plans as your 'building regulations drawings' to the local Building Control as this is a notifiable alteration. Your builder or designer can do this for you. The Building Inspector will need to first approve the plans and calculations and then make a site inspection after the opening has been made and the steel is in place, but before you plaster over it. I would leave it and do it properly. If you do it now, you will have mismatched floors with a huge gap between them with no floor and provably a hole all along where that wall is, then you have mismatched wall colours, then you'll try to tie it all together by spending money on paint, rugs, cheap make-do floor, curtains etc to tie it together.... then eventually all that will go to waste when you go your extension. All your make-do things will still never look right to you as what you actually want to do is the real thing and you will only be happy when that's done. 2 years is nothing to wait! We waited 4 years, lived with red striped wall paper, green carpet etc and done it right.

Could you perhaps just move the kitchen into the sitting room, perhaps along the wall where the door is? The current kitchen could make a fantastic walk-in wardrobe. You could even have your washer and dryer there to keep the open plan living area quiet.

I agree with Jen, it's a personal decision. I like the fact you have a good size living and dining room so would keep it as it is. Moving plumbing is also tricky in a flat. You could potentially look at turning the bathroom into a shower room if wanted to gain a little extra space
