I think you need to draw this to scale properly ( or ask someone to ) so that people can help - at the moment it's a bit confusing.

Also there are different regulations about opening up walls to staircases for different types of homes... so need more info on type of home /how many floors /multi home building or single home building ... etc etc

If you have any specific items of furniture to keep in people would need to know that too.. ie 2.6mx1.8m L shape corner sofa left hand part the short bit . 2.1m x.9m dining table etc etc .

The kitchen cuts the room in half at the moment - perhaps having a table in the middle with kitchen arranged in various zones around the perimeter may work ? But without knowing the true sizes involved it's very difficult to say !

I haven't got an actual floor plan yet but I will post as soon as I get one from my solicitor with more details in as it's under the contract. Thank you OnePlan.
