Hi. I've posted previously about a kitchen layout.

However, now that I've got the money to do it I need to rethink my initial plans.

I have a closed up chimney breast in the kitchen that is making the kitchen difficult to plan. My initial plan was to remove it or remove the front so the oven could go inside.

If anyone can help me, I need a basic design layout with the chimney breast still in place and bricked up.

I've attached dimensions. Ignore the dotted line in the chimney as this is no longer happening.

One current idea is have a breakfast bar area coming out from the chimney into the centre of the room. Larder and fridge in the left alcove. Oven in the centre units. Sink under the window. However this doesn't adhere to the 'kitchen triangle' rule.

Hi Dean!

keeping the chimney breast in such a small room does limit your options. Without seeing the rest of the floor plans we will presume this kitchen is required to service a 3 bedroom house.

In this case, you really need to use all available space for worktop! This would mean the chimney wall, the wall to its left and the wall opposite the chimney breast.

If the chimney was to be removed, you may be able to use one wall and perhaps fit an island area within the layout?

Hi Samantha, we would recommend an L shaped kitchen with a peninsula around one of the columns (next to the new window). This will allow for a lot of free movement space and will create a social space that will see a lot of light.

I have a similar layout on a project I did recently, take a look at my page with Rogers-Bexhill there is a large L-Shape with Island and the door is situated in a similar position. I said 'other' because regardless of what I like the best, it's all down to the specific space you're dealing with. I love the galley kitchen in the first image because it's designed perfectly for the space - but I wouldn't want a galley kitchen myself, unless I have a property similar to the one in the photo. Same with islands - great if you have the space and sometimes they work with a single wall, L-Shape or U-Shape, but don't shoehorn one in if it just won't fit. The room, the space, the outlook and how you use it will best determine what's the best type of kitchen in that particular circumstance.

I think that you need to leave a wider gap, 30cm is not wide and I think it will look like what it is, ie stopping the units so they don't get in the way of the french doors. I would go with a 60-80cm gap and make a useful feature out of it with floor to ceiling shelving. I've found a picture showing some shelving stepped back from regular depth units, so you get an idea. Another option is to use a rounded base unit if you like them and maybe put a stool or plant in the gap.

Hi.

It's a 2 bed terrace.

Removing the chimney is adding considerable expense to my first house.

The wall opposite the chimney is not feasible as there is a door at either end.

I am not keen on the breakfast bar as it cuts a modest room in half.
I include the rough sketch as an alternate idea

Thanks Dean,

Perhaps the chimney could merely be removed at ground floor and supported on gallows brackets?

If not, you would really need to span the maximum length of the remaining walls.
