We are in need of some community support for our new bedroom extension, and your advice will help us.

We are building a new bedroom above our garage, and we want to make the most of the space. What we have proposed is building a mezzanine dressing area which would sit within the roof space above the ensuite and office.

To us, the idea sounded good but wanted to know your thoughts.

Might be another option to have bathroom next to other bathroom instead of office - then dressing room with lots of full height storage space - then bedroom with access to a mezzanine office ( i.e. sat at a desk so less headroom needed )

Hiya, Ok so I've converted your measurements into mm so these are equivalent to ft, in drawing we use mm. So I think you will need to close off two windows to the east side to get a decent size walk in wardrobe. I've tried to leverage the longest wall in the bedroom without losing too much floor space. I've added your bed with some bedside tables and as you can see you have plenty of space still around you. Keeping the south side patio doors as that will give you light throughout the day. In terms of your walk in wardrobe I played with different sizes and came up with 50-70-50mm dimensions, you could go bigger or smaller as you have plenty of room. Although I would allow 1metre gap between your bed and the wardrobes otherwise it could get a bit crammed. Also think it would be useful and nice to have a little seat to put on shoes etc. you could even add a seat on the opposite side if you wanted. Allowing to entrances to your walk in wardrobe allows light to flow from one side to the other and it doesn't block your patio doors either. I've added lots of dimensions hope this helps! I like this change ! The only thing I’d suggest would be to centralise the bath to the bed and window ... and remember - no electrics within 3m of the bath !

hello Ezra ,

Having a MEZZANINE dressing area above your office is a perfect location with a spiral stair case leading up to mezzanine floor , glass banister for support on the edge, so your able to look down in to the bedroom,

IF YOU HAVE A BEAUTIFUL SCENERY BEYOND THE VAULTED CEILING, have a big wide solid glass sky light installed ,

A free standing bathtub installed in the dressing room, on the edge of the mezzanine floor next to the glass banister so your able to look down/ out off the sky light at the scenery you could have, it would be breath taking bathing experience !

We're doing something similar. Decided to put the dressing room downstairs next to the en suite for showering and dressing in the mornings. We also liked the idea of stargazing through the roof-lights at bedtime!

if this was my project and the budget is huge ,

i would install a bridge,linking the mezzanine floor to the vaulted ceiling and have a balcony install , either i would install it along the side of the bedroom or from the middle of the mezzanine floor!!

even a roped bridge if it is a cheaper option and looks good

I do like OnePlan's idea but want to keep work and relaxation somewhat separate. I work from home a lot and sometimes late so don't want to disturb my dear wife.

Bespoke Interiors Redbridge UK, you have some grand ideas which I love but unfortunately, the budget is tight.

jacksandsime, we do like the sound of that, could have a nice dressing area in the bedroom space and less effort putting the washing away ;)

it would depend on the dimensions on the area; it could work, or be too cramped. Could you provide dimensions?

Hi Ezra.
It sounds like you need to start by looking at the usable space in the mezzanine area.

Do you have the height to dress and navigate the area when up there? and enough space for your clothes and accessories in storage along the shortest part?

Remember to take into account the height of any hanging clothes and where they will go.

I think there is no room in your bedroom for a staircase and when getting ready in the morning you run in and out of the ensuite and wardrobe and in my opinion the stairs between are inconvenient.
I agree with OnePlans suggestion to put the ensuite where the office is and a dressing area where the ensuite is.
I would access the loft space by putting a staircase above your current staircase from the landing.
I would understand if you don't want to have a well used room above your main bedroom but of course you could put occasional guests above and use one of the other bedrooms as an office.

regarding guests above the main bedroom, I respectfully disagree; I think bedrooms should be kept private, certainly not joined to a guest's bedroom

we do need dimensions to proceed though

what if you fitted the office above and closed it off, perhaps with a retractable screen, so you wouldn't disturb the person sleeping. the downside is that you are combining work and relaxation into one area, so it's not the best solution.

which means... if there's not enough space above, and I do doubt that there is, rather get a wall of closets in the bedroom, and change there. It would also save the inconvenience of stairs; think of times you forget items and have to go up and down repeatedly, times you're deciding what to pick out and need space to arrange clothing options, times you're packing closets, or exhausted after a long day out, the option of a mezzanine dressing room loses some appeal to me.

Another option though, is to have closets in the bedroom for daily clothes of the season, and some above for other seasonal and occasional clothing

I have to say I love the idea!! I would swap dressing room and en suite though as I don't fancy taking piles of laundry up and down spiral stairs, but a bath looking out at the stars would be wonderful! No way would I want our office up there especially as one of us is often working late.

Najeebah- the dimensions are included on the posted plan. You have also misunderstood about a guest room above.
Since the room is 3320 wide and a staircase would likely use 900mm this would only leave 500mm at the end of the bed which would make this room feel small.
I think a better place for a staircase is above the existing staircase and accessed from the landing. (Which would mean that no one would use this main bedroom to get to the room above.)
I stand by my suggestion to have a better master bedroom suite all on one level and put the office elsewhere.
My suggestion was only that if the office gets a lot of use at antisocial hours then you don't put it in the room above the main bedroom. Should you need to contain phone conversation at antisocial hours -where ever you put the office consider insulating the walls, floor and door.

@Jonathan - the roof heights, slope, etc are the dimensions needed, not the dimensions of the existing bottom area.

Thanks again.

I have calculated 1000mm walkway and then storage in the proposed dressing area. The at the point of the wardrobes would be 1800mm.

We want to keep the ensuite in the middle position as it gives the option of making the office a fifth bedroom.

We are starting to like the idea of having everything on one level, Bedroom -> ensuite -> dressing room. Thinking of accessing the office from the dressing room or even settling for a position in the dressing room??

Just remember that by adding another storey like this you may need to upgrade your doors etc as per fire regs !

I still think the master suite needs to all be on one level , you can still have a vaulted ceiling over the bed area and have an extra room upstairs accessed by stairs above the main stairs.

With my idea the vaulting wouldn't be as high in the bedroom but you could have a fully separate room on the floor above
