Extending a small 3 bed semi

Hi all, we are considering a semi detached as we cannot find a detached near enough to the new town we want to move to.
O/H doesn't want to rent so we have viewed every house we can and the only one he likes is this small, 3 bed semi on the town outskirts. It has a good sized south facing garden with fields behind (so quiet) and is only overlooked if you are sat at the bottom of the garden.

We know we need to extend and have thought about going out further than the current utility extension to make a large open plan kitchen/living/dining room. It will never be huge but it's just for the two of us and our small dogs but I do want a utility area to hide the dishes & washing and for dogs to sleep in.

People have done a full width extension (not sure why they haven't gone out further than the utility length??) on the street and some have even done a two storey down other roads to create larger bedrooms and a bigger bathroom.

I'm coming from a spacious 3 double bed detached house with integral garage/workshop so I'm struggling to see if it will really work for us without spending too much. The roof looks shallow so doubt a loft conversation would give us a specious bedroom.

Based up north so not London prices.

Has anyone ever made a similar sized house into a large airy contemporary haven? What did you do with the tiny bedrooms & bathroom??
