Bungalow redesign advice needed
Hi,
We are looking to make an offer on a 4 bed detached bungalow with 1/2 acre of land but if we were to purchase the property we would be looking to change the layout and build a diner/family room extension on the back. The current floorplan is below:
The main issues that we have with the current floorplan are:
1. Bedroom 4 has no window and is making the hallway very narrow
2. We would like the kitchen to be at the back of the property and to be extended to make a kitchen/diner/family room
3. There is currently no family bathroom, however there is a smaller shower room and toilet
4. The bedroom at the back is where we would like the kitchen to be
5. There is a conservatory at the front of the house which we would be looking to convert to a brick extension at some point in the future as an extension on the living room (we are happy with the private living room being away from the rest of the family space)
Ideally we would want to do as little wall knocking down as possible by swapping the use of some rooms and we are open to moving the front/back door.
Ideas so far are:
1. changing kitchen to a master bedroom
2. changing utility to a bedroom
3. changing master bedroom and ensuite to kitchen/utility area and extending out
Just struggling to find a place for family bathroom
Any advice and other ideas would be appreciated.

8 years agoHi Emily, I have attached a couple of photos of the property. It is an unusual layout with the conservatory being at the front(south) of the bungalow and the potential extension at the rear(north)
Along the side shown in the first picture there is a wide drive way the whole length of the bungalow and the other side there is a hedge and the bungalow goes right up to this boundary so there are no windows on that side

Comments (9)Hi I think you should consider completely 'flipping' the space, using the grass area as your driveway/parking area, and joining the rest of your current parking/bin area to the paved area you already use for sitting eating. To show you what I mean, in the image below the new driveway area is in blue, and the new garden area is in red. I appreciate this probably means more work/cost in digging up and turfing some paved bits and paving some grassed areas, but to me the advantages are: a parking area wide enough to get two cars in and out past the other; it consolidates both the spaces you use for leisure into a single, larger area; your kids will be able to get to the play area by the back door, rather than by the front. This might be safer/more convenient; and if you built a fence between the red and blue sections you could improve security by removing easy access to the back of the house. Comments (20)What styles do you like? Don't worry if you don't know, I didn't, and there are so many beautiful rooms on here - it's amazing albeit a little overwhelming. Maybe create a folder and just save images you like (of any style) and then go back over your saved photos and delete the ones you actually don't like (it's surprising how often you get a "why did I like that?" moment). Then have a look at your revised list and see what you have been most drawn to. There will always be a few anomalies but in general, there will be some sort of pattern there. I like the fireplace too and when I saw the colour, my first thoughts were navy walls and lots of texture. If navy is a little dark for your taste what about a different shade of blue? Blue and leather look so beautiful together. This would work with your existing items (including the carpet although are you changing this to vinyl?) and also anything new you would like to add in. If you were thinking of changing the kitchen, you could also carry the blue accents into the kitchen. As bedroom there needs to be a closed off landing (if i remember correctly) of at least 1.2 m2 (with the depth in front of the stairs at least the width of the stairs itself). In which case a staircase on the side would make more sense, but without a large dormer somewhere that would imply sacrificing valuable space downstairs. Comments (15)The least intrusive options: 1. Board up hallway cupboard and remove the rest of it, use 140x70 tub and 75x100 shower (roughly). 2. Use some hallway space for the bathroom, shower in drawing is 90x90cm, bath 150x75. Moving a loft hatch isn't very difficult, but it's messy. Also played with your shower room and cupboard space a bit. Turned one into utility cupboard and wc. And in the other floorplan i moved the door, as that's likely what makes it feel too tight. How about extending at the front opposite the conservatory? You could create a new driveway with parking space near the new front door. The extension here would make it easy to access the conservatory/sitting room without losing too much of the old sitting room which would now be a bedroom. And I think its nice to be able to see the driveway from your kitchen.
The kitchen/living/diner would have tons of space for storage- you could probably include a walk-in pantry.
The main problems with this are that:
you've lost your walk-in wardrobe from the master bedroom to access the old utility/new bedroom- you'd need new wardrobes
the family bathroom has no window- maybe a roof light would work?
