Open Plan kitchen diner or additional rooms??

Hi all, attached is proposed floor plan for building works... it will be a 2 story ext but we are undecided if to keep it as shown or actually have a large kitchen diner? i quite like the potential of the additional rooms and already thinking of removing door off kitchen to open it up completely into existing diner but keep the "sun room" as seperate with long sliding doors - effectively this would give you two quite large spaces rather than one larger one. we would like to put internal doors on so that the current lounge area can be closed off.

Comments (16)An L shaped design sounds fine to me and I think it's practicality will outweigh concerns about it dominating. I agree a soft white is nicer in an older property and a more modern look than gloss but I don't agree that a painted finish is better with young ones as it can chip- I would look for a laminate door which despite being perceived to be lower quality will likely stand up to rough treatment...See MoreBest flooring for north facing open plan kitchen / diner / family room
Comments (7)I have wood effect ceramic tiles in my hallway and kitchen. They chip very easily...I'm left with specks of white which looks very much like paint :( gutted. I have Karndean in my lounge. It's very durable and easy to clean which is ideal as I have a 3 year old and a dog. I'll no doubt get bored of it before I actually need to replace it! I don't know how but I do have a couple of light scratches but I think that was from moving day, it's withstood a lot and holding up well! Comments (24)I’m struggling to find a way to have a kitchen/island (really would like an island to have useable counterspace), generous dining table (seating for at least 6 people) and a sitting area in the same room if we don’t open up the wall between the current front and back living rooms. Would it make more sense to have part of the garage incorporated into the kitchen? There is a slight difference in floor level though between the garage and kitchen (Step down into the garage). Comments (7)I would say first and foremost that as this is a large project, you can't do without a concept planner or someone that can draw up your plans in 3D so that you can 'vitually' walk around what you have in mind. You need to pay attention to your access doorways, they aren't marked on either plan. You will need to have the kitchen on the left and access both the pantry and utility from there. Therefore you will negate the whole of that wall for access to those two rooms. Placement of furniture that you would like / need has to be thought about along with the build. It's just as important. The 1st floor doesn't seem to work as there is no access to the Family Bathroom on the plan. Obviously you know the actual shape of the stairs and there are no dimensions which makes it difficult. However, you may need to create a landing and thus you would, if you use the layout given have to sacrifice one of the bedrooms or change the plan. A planner is essential, one that can give you the rooms sizes that you want and utilise the space available....See MoreJo L
5 years agoI think I probably agree. I think we will end up with sliding doors on the kitchen area as this will be a good size at approx 16ft by 18th and a large arch way that opens up into the sunroom with what is now the dining area probably being utilised as an office space.
