Adding extra bathroom
Please advise how can I have additional bathroom and a bedroom(if applicable) without making much changes in the property. Garage is only option but not too sure. Floor layout attached. It's a small size bungalow. thanks

Partly because it adds an extra luxe element but also because there's no grout to inevitably get discoloured or go mouldy. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. I think for us we wanted to keep the downstairs front room separate at the moment from the living room as we were thinking about getting a lodger in downstairs and later could have the front room and living open for a more family vibe, at the moment it's just the two of us. I think our options at the moment are getting the stairs put in the other way round from the ground floor which would allow us to add a decent size bathroom on the first floor but I know this would be more costly or use our wardrobe space in bedroom 2 to make a little en-suite....See More- 7 years ago
hi Jonathan, new layout attached shows extended plan. it's a big area .... plan is to have a 2nd reception room or entertainment room. Budget is bit tight. want to add extra bath for guests but with a minimum changes.

Since you pointed out that you aren’t too sure about the garage, and also you have room to extend in the front, I advise you to consider using the area to the right next to the dining area and garage for a bathroom, perhaps even an extra small bedroom. Not sure if you’d like a bedroom just adjacent the dining area, but it would be perfect for guests for example. I made a simple sketch to illustrate what I mean. Hope that helps! Thanks for your feedback Betterspace. I just realised that size of the corner room attached to bath is the same size of garage. I just copied and pasted(just flipped it) and it fits extactly the same in size. I will be just losing out some extra storage from garage but its fit for my purpose.
I want to keep the entire back side for a big lounge or conservatory.
