<?xml version="1.0" encoding="UTF-8"?><md>bought a 1960s bungalow and looking to update to open plan living with 4 bedrooms (4th would be office) roof has a 2.8 head height so can go up there or extend? have a budget of £40-£65k to complete! thoughts? I've attached the current floor plan and my first thoughts on altered plan (ground floor only on pic, this would be with a loft conversion inc 1 bedroom and 1 bathroom). thanks

Hi David, Jonathan has already given a great layout design. But here is a quick alternative design that I came up with. The idea would be to use up the whole garage as a new entrance and W/C with a utility at the back too. the existing hall and W/C could become a games room, playroom or storage to make up for loss of the garage. Then at the back you could have an L shape kitchen dining living room, with the stairs as a feature. Please let me know what you think? And I wish you all the best with your layout change project!! Phill @Jonathan - I get what you’re saying about utility rooms, but I think some people use them for much more than laundry rooms, such as a boot room, tool storage, garden equipment, cleaning etc. So it makes sense for some people to have it next to the kitchen with a back door too. In an ideal house I think it would be great to have a separate laundry space somewhere nearer the bedrooms as you suggest!

Hi Tracey! You will have so many options here - there is a decent amount of space to play with. There are many things you could do. Wanting to live at the back is a good starting point. I'd suggest that you also think about what you want as you come into your house. Would you rather have the kitchen quicker and easier to get to and lead through into the back, or are you happy to walk past the bedrooms before you reach the kitchen / diner etc... Sorry I don’t think your budget is big enough we for the aspiration of reconfiguring the house and delivering the loft conversion.
Before you get too excited about planning your new home I think you need to research the cost of converting the loft.

In my opinion your loft conversion is likely to be in the region of £37,000 (for 2 bedrooms a bathroom and with a dormer at the back.
Because of where you have planned the stairs you will need to move the bathroom- £6,000
Your plan includes moving into the garage and likely bricking up the window and making the garage habitable and taking down several walls that might well have originally been the walls of the main house (because garages are rarely built as part of the main house they are often add ons) so this big job is likely £15k. The boiler likely won’t be powerful enough for a larger home so that may well cost £4K to upgrade.
Then there is the cost of a new kitchen £15k ? Flooring- £4K. Window treatments £2k. lighting- £1k. DIY decorating- £1k
In conclusion I think this is a £85k job.
Now of course there are efficiencies that can be made and you may buy some stuff well and building work is cheaper in some parts of the country- but I still think that you should be getting some quotes
