Floor Plan Dilemma

Hello All

Help is desperately needed with this floor plan layout. We don’t want to knock out wall between kitchen and dining room. Budget is tight. Desperately need more space in the kitchen, also need a utility room. Any ideas for creating more space in the loft without doing a loft extension.

Do you have a cellar or is it just a cupboard under the stairs?

And when you say loft you mean the first floor? Not the attic (if there is any)?

Slightly different approach, so I may be way off beam here, but would it be totally out of the question to use the dining room as a kitchen/diner and the kitchen as a utility room?

How would you re-configure if you did a loft space? Move a bedroom up and use that for utility? Also what is under the stairs, could you have a micro utility in there? From personal experience I have found them to be invaluable in tight circumstances!

Hopefully you will find a solution quickly!

I like the original architects plan (?) but just the bit with the bathrooms in the middle as I'm not sure how expensive or feasible it would be to get plumbing into the existing master bedroom. Could the bathrooms be made the same size but just as shower rooms? Looks tight but it might be doable (obviously swapping shower and basin in what is the ensuite!). Could the master bedroom door be moved so you can have wardrobes all along the wall opposite the bay as there isn't much storage space. I'd then float the bed in the bay facing the wardrobes. I'd then have the kitchen as you have it in your latest plans, dining in what is currently the living and living in the extension but with the sofa facing the kitchen so a tv if you have one would go in either corner at the end of the kitchen runs.

You can do great things with studio apartments, depending on your ceiling height. You may be better off to raise the bed up, have the desk / wardrobe underneath, then use the remainder of the floor space for lounge area.

Hi Laura, What an exciting project to undertake! I think the best place to start would be along the back kitchen wall. As Richard has suggested, I would extend out that way. Add Bi-fold doors across that wall looking out into the garden and create a large open plan kitchen/dining room - you could even add in a snug area if this is quite a well used family space. Make the window on the left kitchen wall bigger - as you said you have a wrap around garden, this would boost even more light in and allow a nice view. You could have an island and finish the kitchen run on the left wall slightly shorter, creating an L-shape kitchen. I would look to have a utility room in the old dining room - probably along the stair wall. Lots of exciting options to consider but most will be dependent on what size you are extending by. I agree with Tim. The original house has been extended significantly and at a time when people liked many separate rooms. The trend now is for bigger open kitchen/ family spaces that connect to the garden, long sight lines, and rooms that look impressive. I think this is the perfect opportunity to plan it to work for you. Personally I would make the entrance hall more impressive with glass doors on the dining room to see front to back, remove the hallway storage to make the hall feel bigger then use the current shower room space for valuable storage and create a route from the bottom of the stairs to the laundry and then connect with the back door. You could then have a super family space at the back of the house and a grown up living room at the front.

Do you have a budget in mind?

Perhaps the wall between the kitchen and dining is not load bearing in which case you wouldn't need a steel beam so it would be cheaper and if it's only a stud wall it would be cheaper to take down and dispose of than bricks? We had a brick wall between dining and kitchen, I thought it was load bearing even though the upstairs had a stud wall. When we pulled the whole lath and plaster ceiling down, the wall was not holding anything up, not even a joist was sitting on it.

Why would you not want to knock the wall out? The only way of gaining a utility room but no more room in the kitchen is to do this. However, you need to move doorways and then walk from the front door with shopping through the lounge the long way to the kitchen.

By knocking the wall down you can have a few layouts that might work:-
