Renovating Design Dilemma Kitchens

Floor plan dilemma!

We would like to extend our house to make a bigger kicthen/diner area. And add a boot/utility room. We are semi detached so cannot build to the right. We have a big wrap around garden to the left.

We have a 40k budget… what would you do?

Looks like back (top wall in your plan) to me to plan/discount first.

Glass roof/bifold doors into the garden?

Utility room on the right somewhere in the existing dining room space.

Do you have a back door too?

As a vague vision, (can help on detail if you think ok In principle) Ideally I’d reclaim the annexe for play/music/ kids room and annexe bed add ensuite as use for students. Turn cloak room to downstairs loo access from hall. current student bed into cloak/boots storage and utility. Open up current utility to access new cloak room and if you need extra kitchen space could put larder where wash machine etc is at moment, I would avoid too much wall movement as expensive assuming you need to save the money for new chalet in garden (friend achieved chalet style for around £65-70k). If you have budget I would certainly extend upstairs one side of house to make use of eades and up to full height so you could have as a minimum bunk bed arrangement or 2beds depending ages of your children. Pending budget could look into whether can get another bedroom up there. Obviously this is just a vision would need more detail to confirm, hope you can see mark up on plan attached

Do you have a budget in mind? Perhaps the wall between the kitchen and dining is not load bearing in which case you wouldn't need a steel beam so it would be cheaper and if it's only a stud wall it would be cheaper to take down and dispose of than bricks? We had a brick wall between dining and kitchen, I thought it was load bearing even though the upstairs had a stud wall. When we pulled the whole lath and plaster ceiling down, the wall was not holding anything up, not even a joist was sitting on it.

Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like. I really wanted visualise what to expect. The videos are pretty much the same but starting from different angles of the 30sqm flat. option 2 for me! I would partition off the sitting room but with double doors (pocket maybe) to allow it to be open when you want. I also wouldn’t want to have to walk all the way through sitting and dining rooms to come into the kitchen every time, you want easy kitchen access from your front door and from upstairs. It’s true however that the kitchen space is quite limited in option 2 especially with the utility door there too. Would you consider putting the kitchen on the opposite side instead? A wall run and parallel island would work well there. And then have the dining table in the “kitchen” area? Appreciate that may be difficult if plumbing is already in place though. Alternatively, you might be able to make the under stairs space part of your kitchen (create a pantry in there?) to give yourselves more kitchen space. The utility room doors look likely to cause issues as drawn. I would change all the doors to open the opposite way from currently shown, if you can (so the garden door opens into the garden, not the utility; the door from kitchen opens into the utility not into the kitchen; and the door to the garage opens into the garage, if that works with a car in there). I would also consider whether you really need the door from garage to utility - you won’t be able to fit a lot in there with 3 doorways.

Hi Laura,

What an exciting project to undertake! I think the best place to start would be along the back kitchen wall. As Richard has suggested, I would extend out that way. Add Bi-fold doors across that wall looking out into the garden and create a large open plan kitchen/dining room - you could even add in a snug area if this is quite a well used family space.

Make the window on the left kitchen wall bigger - as you said you have a wrap around garden, this would boost even more light in and allow a nice view. You could have an island and finish the kitchen run on the left wall slightly shorter, creating an L-shape kitchen.

I would look to have a utility room in the old dining room - probably along the stair wall.

Lots of exciting options to consider but most will be dependent on what size you are extending by.
