New kitchen diner layout feedback please
Hi Houzzers, I wondered if anyone had any feedback please on our proposed kitchen diner layouts. We had plans drawn up about 4 years ago for a much bigger wrap around extension, but looking back it was much bigger than we really needed and the cost was going to be way out of budget. Our biggest issue with our current set-up is that the kitchen is too small and dark, the conservatory is only really useful for drying clothes and the utility is annoying small with 2 doors that open into each other. The 2 proposed layouts help us with these issues, although the first option gives us much more cupboard space, but the compromise is walking through the playroom (bottom left) to get to the utility room. Last time we used OnePlan to help us with the kitchen layout, which I am definitely keen on using again for this project as she helped come up with ideas we hadn't though aboutI just wondered whether anyone had any other solutions and thoughts in the mean time please? Also has anyone had a window seat built as per option 2 and can give an idea of cost? Thank you :)

Comments (4)I think shortening the lounge is a great idea. Could the new kitchen door go through the cupboard in the hall next to the shower room? This would make the new wall nicely balanced with the window in the new dining room. Comments (7)I’m confused about the layout. It looks like the entrance is directly into the kitchen area. Perhaps it would be useful to create a hall with storage. This then also means there is no access to the garden- would French doors from the lounge be useful? You say there are table in both rooms and the space is crowded. Presumably the plan is to reduce to one table- would you actually have to take down a wall to make that change? It seems like your parents are short of living space. Of course an extension would help but perhaps there are other possibilities such as converting the smaller bedroom into a full downstairs bathroom with laundry facilities. The cloakroom could be a new entrance in order to free up space in the kitchen area and create more space for dining. Since you are likely going to do some work to the house consider if there are things you could do now to future proof it. This means a walk in shower and a comfort height toilet, a raised washer and dryer, an eye level oven, door handles rather than knobs, innovative pull outs to make access to wardrobes and kitchen cabinets easier. If they don’t already use it consider smartening up the larger of the two downstairs bedrooms so it’s inviting rather than an inevitability. The area where the chimney breast is would be ideal for a living space with a sofa or armchairs etc. Using rugs will help zone the areas whilst still creating a flow/open feel in the room. I don't know oriel window costs, they are stunning but have a feeling they're £££££.
a bay could be a cheaper option

Yes I think you're right, I'd be gutted to have had the extension done then not have enough cupboards... I've added the dimensions onto the other kitchen layout options, so hopefully that helps! Do you think these could work? I wondered about possibly having the door into the utility hidden behind a kitchen cupboard so the run of units wouldn't look too broken up with the 2 doors?

I think either of the plans could work. There are a few things I think you should think about though.
Firstly you should consider if you will ever want an extra upstairs room- perhaps one square extension would make this possible more easily than the long thin extension you are planning.
You appear to have significant garden to the side- is there an argument to use this space that is probably a little under used?
Would the window seat idea mean that space would be underused. Perhaps you need to think about what you will use the kitchen dining space for- you might conclude tv watching in which case consider a sitting area in the former kitchen area or you might just want to max out the kitchen
