Is that utility also for coats and shoes, perhaps drying clothes? If not, it's a bit on the large side, compared to the dining area.

Also, I'd remove that bit of wall sticking out, it's ok to see the utility door, plus it'll open up the dining view (and walkway) a bit more.

Thanks. The utility will be used for drying racks etc but that is negotiable.

The sticking out wall is designed to give extra wall space in the kitchen. It could be made longer or shorter if we can work out how to get a raised oven, fridge freezer and hob into the space. We're trying to avoid having the hob on the island if we can figure it out.

Agree that the utility, even with drying apparatus, is disproportionately large, which I think you'll come to regret. Should the plan read clerestory window?

Exciting time! Wonder if there is enough space between the sofa and the island? You might find that it is quite squeezed to pass through... I would personally have preferred if the island wasn’t so near the door to improve the flow, and to make the sofa area a proper designated sitting area, not just a corner where a sofa has been squeezed in.
What about to do away with the kitchen units against the utility, and push the island left... with such big utility, you can store a lot in there and might be able to get away with less units!

How wide are the glass doors opposite the island? Is there wiggle room to make the doors slightly smaller so there is space to put a sofa there or even kitchen units / sideboard in the future without it overlapping? Ideal wall space would be about 700mm before the door frame starts.

What are the current measurements of the kitchen walls in your plan?

Cant agree with the “utility seems too big” As you are using it as a throughway to the back door, and if you have children/ dogs/ husband with sports equipment, extra items from the kitchen plus household cleaning equipment, the utility can never be too big.

How about the cupboard by the front door becomes a laundry room, you have plumbing by the toilet, so that would be easy to install.

Then either make the utility smaller with a sideboard on the dining wall matching the kitchen units.

Or an alternative, scrap the utility idea if you have a laundry / boot room in the hallway and make the kitchen dining area an open plan /broken plan with a fabulous space!

Having a utility off the kitchen makes sense but having a laundry room off the kitchen is not necessary, you will be taking dirty laundry across the kitchen and back again.

Agree Utility a little large. However, the area that's too small is the sofa area. I presume this isn't the only lounge. However, lots of people would probably want to be in this room for a larger proportion of their time, and therefore, having a larger lounge area with space for a small T.V would be better.

I love the idea of dining at bay window! The kitchen layout looks pretty good I was just wondering if you might as well consider to put the bar stools next to each other at the longer side of the island as this option looks much nicer.

Schmidt, I agree. Also because the traffic line between sofa and stools is rather cramped. Imagine lounging with your legs forwards, while talking to someone on the island stool and then some kids running in through that door.

Personally I think I'd like my kitchen to be in the top left, next to the utility, with hob and sink in the island (and chat away with guests/family, looking out into the garden), tall cabinets with a coffee corner on the utility wall. And a spacious dining table with wide open windows onto a patio. Sofa would not be needed, for I'd look for comfy dining chairs.

Sigh. Dreams. My kitchen area is 230x150cm and my utility is needed for a fridge, oven, washing machine, coats, shoes, bags and so on.. :)

Wow so many great ideas we hadn’t even considered. I’m quite excited there’s so many configurations and I definitely need to sit down with a fresh look at this.
There are lots of elements to each we like so going to have to have a real hard think on all of them.
Some initial thoughts - I think we probably do need to keep a utility of some sort, I think having it at the front is better as we have rear views (but i like the massive island option moving the utility opens up), keeping the kitchen in the middle feels right as otherwise it’s a long way from the rest of the house, moving the island over does open up the seating area better.

Keep in mind most (affordable) countertop lengths are about 320cm max (only laminate is longer).

The depth front to back is 5m (and 6m where the utility is) and width is 9.5m

And what about the measurements of the utility jutting out to the front of the house?

Please may I have the window sizes and measurements on the each wall next to the window too, I think I may have a plan....

The utility is meant to be 3 metres x 3 metres internally in the plan I posted. Window sizes /postions can all be changed as required. The only thing that can't move is the position of the front window which must be at least 1.4 metres from the front right corner to avoid meter boxes (they could move but hoping to avoid the expense & hassle).
