Bathroom design advice please!

Hi all

i am a first time home owner and it is my first time renovating a house, so I need all the advice I can get please! :)

my home is a 2 bed mid terraced 1960 property, it currently has a v small shower room and narrow small kitchen too.

my plan is to convert the reception room into a kitchen, and

at the moment are to, turn the original ex kitchen space into a utility room or extend the shower room in there to make it into a complete bathroom.

my concerns are; with doing this is that it would mean that the bathroom would have a door leading out to the garden entrance/exit, is this a design flaw, or is this something which is quite common? also keeping in mind long term plans if I do decide to sell the house

etc.

any help would be hugely appreciated, thank you all.

Hi there - firstly congratulations on your first home! I can see why you are considering the plans you have outlined. If you do extend the bathroom into the current kitchen, you could make the first part (leading from the reception room) a small utility and create a doorway into your extended bathroom. It would be odd to have a back door in your bathroom so why not create a doorway where your window is in the reception room - this will become your back door and then turn any existing back doors, into windows (full length crittall if you want to be uber stylish and contemporary - assuming privacy is still possible) or block up entirely if not required. Whatever you do, bear in mind the changes will need to appeal to the masses going forward. Speak to an estate agent about your proposed changes. They will have seen many houses like yours, know what works and what doesn’t and can also advise on the likely return which will stop you making a costly mistake! Also don’t forget to check with your local council about structural changes and what you are allowed to do. Exciting times - wishing you the very best of luck! :)

I agree that keeping the WC between the basins and the screen area is probably the better idea, so that there is a nice feature when you first walk in. Hi, Did you buy two of the Porcelanosa sinks as in the photo or are you installing just the one unit? Are you looking to keep your original toilet? As it looks similar to the one in the picture of your new sinks. Maybe a free standing bath with a metallic base to complement your taps. Add wainscoting - in dark colours to show off the statement sinks - either keeping the colour above plain or adding stunning wallpaper for extra zing. Add some shutter/blinds to your window to give a stylish finish (either half way or full length) Where your sink is going I would add a huge mirror. Also put in a wetroom style shower rather than the boxed in cubicle you currently have - this will add fluidity to the room and open up the space so it is one. You could do this with a quadrant shower also to keep costs down. You would need to stand a mirror on the sill This wetroom option would be the most expensive This gives you the squarer shower that you wanted, but a bespoke side panel would have to be made Again, the Neo shower could be swapped for a Quadrant to keep costs down, but you can have a wall mirror with this option PM me if you want to discuss further Vicky

I would avoid any more black as adding something sharp and trendy to something older rarely works and you end up just making the older thing look tatty. Instead I would paint the radiator wall and bath panel a chocolate brown to tie in with the beige of the floor tiles. I would choose white towels and bath mat. I would consider a dark wood slatted blind and when you are done see if the white shower curtain still looks too white or if something else might be better. This look would be enhanced with a couple of trailing plants and a big mirror over the radiator.
