Comments (47)I love a challenge, I would extend the garage to the full width of the property. Re-position the front door to the center with a window and a contemporary wide door as shown. Next I would remove all the hanging tiles and render as picture. For a full contemporary look change the windows to a dark grey profile. This will create internally a larger entrance, giving the owner more internal space, keep it open plan! I cannot see any images of the existing interior to advise a room layout. The back of the property looks rendered....I love the balcony, which I am hoping is off a living room??? Again if within budget replace the existing windows with dark grey profile, put dark grey bi folds where the sliding doors are at present, extend the patio by 1.5 meters, to allow for external seating area......keep it minimal. Spray the existing railings dark grey. Comments (3)Hi Gillian, I would say yes, they are very outdated and difficult to keep clean. Although It seems like it's a small issue and something that shouldn't matter, in regards to home staging, it's always the tiny details that affect the room in the biggest and most noticeable ways! The tiles come off very easily, it's the adhesive that causes problems as it's a lot harder to get off and sometimes removing it causes damage to the actual ceiling. I would remove the tiles, get the ceiling skimmed over and paint it a crisp colour. Comments (5)Hi there, I can't recommend anyone specific in Leeds (not my area!), but in the first instance, you can seek out a local independent bathroom/bedroom studio and ask them to come and quote you. More often than not, their design and quoting service is free, though if you start asking for lots of changes/versions, they may well ask for a modest fee - often this will be credited against any subsequent purchase you make. While I wouldn't recommend taking unfair advantage (I've had my share of "customers" like that!), if you explain what you are looking to do, the constraints on your budget and show willing to consider them for any subsequent purchase, I'm sure they'll be happy to help. And while of course I am biased, I strongly believe the small independents tend to be better value and more willing to tailor a project to your needs. We are also unlikely to want all your cash up front and leave you in the lurch if things go wrong! Plug for small independents now over.... ;-) Wrt your mother-in-law specifically, I wanted to draw your attention to the fact that many items specifically designed to ease a disability as well as changes to bathrooms which are required because of that disability are normally eligible for reduced VAT rates - either 5% or 0% VAT depending on certain factors. It is normally easy to claim and only requires a short form and signature by your mother-in-lay confirming the need. DEFINITELY worth asking about this and following up - saving 20% on your costs is not to be sneezed at! Regarding ideas to consider - think plenty of space in the rooms, a wetroom or open shower, grab rails & folding shower seats, sit-on top basins on wall mounted worktops that a wheelchair could be wheeled under - of course it depends on the particular disabilities, but a good designer will be able to help. In recent times we've installed special hydraulic "lift out" baths, infra-red heaters to keep elderly customers warm when exiting showers; we're just about to start installing a kitchen for a sight-impaired gentleman with good contrast between cupboards, worktops & floors, easy to see/grab cupboard doors, easy access storage solutions - there are so many options!
