shower or bath?? help me decide

We have a bungalow in a town - top floor is master bedroom with en-suite shower room.

Downstairs has two bedrooms and a small bathroom. It doesn’t exist yet but it’s only small so would only fit in either a 1600 bath or similar walk in shower with WC and sink so no room for both.
Neither of us take baths so we were set on just the shower as I find the shower-over-a-bath a bit awkward and not as sleek.

However, we have decided that we will probably sell this place now once it’s finished so want to appeal to a wider audience.

On one hand if we put in a shower there will be no bath in the house.
But
It is a bungalow (albeit with a room upstairs) so an older person or teens might prefer a walk in shower??

The agent we asked was on the fence so thought I would Poll it

Since you’re planning to sell the property and you already have a shower room upstairs I would say definitely a shower over a bath for this bathroom.

We are in a bungalow and have a full downstairs bathroom. We are family of 4, 2 kids under 10. We shower the kids now for ease, quickness. We bathed them til about age 6 only. From a selling point I would always assume there should be a bath somewhere....me I would do without. I have 3 baths, all unused!

Ha ha yes, we have never liked baths but this year we have a said a few time’s that I would like to sink into one. Well actually what I really want is a hot tub or Japanese bath as I prefer to sit in them so 🙈

Free standing baths are only suitable for larger rooms where you have the ability to position the bath with free access all the way round, I regularly remove them from smaller bathrooms when doing re-fits, people like the aesthetics of the free standing bath and plough ahead and install them against a wall, the result is a disgusting accumulation of dust, fluff, pubic hair etc, this will happen quite quickly and you will regret having gone down this route. The concept of having the bath with no curtain is interesting though, in a bathroom around 2.1m square, most of the bathroom will be effected by splashing, the room will need a wet room floor former, and will require that the whole room is tanked prior to tiling, have a look at. (http://www.wetroominnovations.com) I usually use their Maxus formers and Purus gully traps. you can indeed get a flexible waste connection, have a look at McAlpine "Flexcon" range, these are available through any reputable merchants, these are quite substantial and would stand up to semi regular movement, if your free standing bath is an acrylic bath it won't be too heavy, so moving it would be quite straight forward, but I would suggest having small felt pads on the feet to protect the tiled surface, also from a drying point of view, Karcher have a very good little gadget for cleaning windows, which vacuums up the water, I often mention it to clients and any who have bought one have been delighted at how easy it is to use, it will leave the floor almost dry once you have used it, one note of caution would be your choice of floor tile, you will need a porcelain tile that has an R rating, this is a slip resistant rating and would be most advised. another note of caution, because the splashing will not be controlled, any vanity or wood based furniture will deteriorate. Personally I would try not to develop the family room as I sense it will never be the contemporary structure dominating your ideasbook and will eventually be replaced. Given that you have mentioned later extension I think I would be looking to open up the rooms you currently have and add extra rooms later as the budget allows it. Personally I would want a big lounge on the right hand side and I would put hubbys desk in the niche and either screen it when you all want to be in the lounge or alternatively buy a beautiful desk for the niche and hide a wireless printer and filing cabinet in the store room which I imagine is also plenty big enough to be a utility.

Thanks all! yes i am coming round to the idea of grey walls, think the stark white walls may be the main problem with the room! Thanks for the mock up MATH, really helps to visualise it. and I like the green, had been thinking of green too and that would link with the faux plant idea. Coukd also get picture of canvas with the green colour in. Unfortunately dont want to change the mirror atm, it's wired in and gives good lighting. for painting the walls, what shade should I try? a really light grey so it's not obvious or something darker but still not as dark as the wall tiles? Monica, I presume u mean wall tiles or do u mean the floor tiles? and should I paint all the walls or jusy the sink wall? only thing is the towel rail wall is such a big expanse of blank white!! how is best to sort that? maybe a shelf with the said plants on??

Hi Sarah! Thanks for the links 😁 It would have to be similar as I can't re-tile due to timescales and materials. I've actually seen the black version of that second lusso one last night on amazon but it was 1/3rd of the price. Makes me wonder if its copied or just made in China like all the others and lusso just sell it? 🤔 🙈 Not find a gold version as yet so will put it on my list. I guess it will come down to cost in the end ie gold vs black as black are a lot cheaper. My shower is so pretty so I'm gutted 😩

A bath wouldn’t fit upstairs and it’s all finished up there now so wouldn’t be worth the extra cost really.

Ah I know @E D.
It might be another couple of years before it happens as there is so much to finish still.
I love the house and the area but might get something a bit smaller we can make open plan. LOL.

As an oldie I would say the shower only, but if you are selling in the future I think the shower over bath would suit future buyers. Yes they are clunky, but the bath would be better if there are children and fine for people who can still manage clambering into the bath for a shower, so teenagers will be fine! As you already have a shower in the en suite I think this will cover all bases.

If we did go for a bath I was thinking about the lower profile ones as they are easier to step into.

I take more showers than baths but I wouldn’t buy a house without a bath. For resale, at least if you have a bath it won’t put the bath lovers off, especially those with young children.

@tbyrne - even if you could just swap out the shower for a bath in the future? Ie where we are putting the tray it could easily be replaced with a 1600 bath?

Trying to find a nice plain bath that has low sides so it’s easier to step into. Most come up for old people but they are a bit old fashioned. Anyone seen any low profile ones?

Tani, I have have to love the house. As your house will be completely refurbished not having a bath included would be a compromise as I’d probably be buying the house based on the Fact I don’t have to do any work. But if I loved the house if there was scope to add the bath it would be a pain but I guess I’d do it. And would also depend if there was another house as another front runner. I know I sound fussy!

Not fussy at all. It’s what I want to hear really as although we hate baths, other people might not.
We were set on a walk in shower before we decided that we might sell up so we want to make it as easy as we can for ourselves to sell.
