Advice needed on a Basement conversion

Currently the flat we have recently brought, the layout is bedroom, bathroom and kitchen all on ground floor.

But looking to move the bedroom down stairs to the basement and the living room on the ground floor where the bedroom is.

What regulations do we need to meet etc? It is a leasehold so, I understand we need to let them know. But, is any planning permission etc needed?

Single story basements are permitted under the Town and Country Planning Act but you will need planning for a light well to the front of the building; as this will usually be outside the curtilage of the existing house.

Hi Abigail,

It’s great you already know a bit about the process and have some great ideas for your new home!

If you want to rearrange the space between your existing ground floor and basment space, you will be able to occupy this as you want; however, if you go to sell at a later date, without windows etc if the case, you will not be able to list downstairs as a bedroom and will need to revert the design back to it’s existing design, unless a lightwell or window can be fitted as noted in the previous comment.

Like you have said, if you want to alter the facade of the building, you will need to get the freeholders and leaseholders consent and the building insurer may also want to check over your craftmanship. You will also need to ensure the staircase leading to the basement meets Part’s B and K of the Building Regs, to ensure that persons can egress safely during an evacuation.

Presumably you are referring to the low ceilings of the lower level as the upper level will have been built with higher ceilings so that smoke from fires could dissipate above eye level. You can excavate downwards but this is rarely economically viable. Instead consider reconfiguring the layout so your less used rooms are downstairs. There are also decorating ways of making a low ceiling less noticeable such as removing cornice, painting walls and skirtings the same colour, having low furniture, leaving your pogo stick outside, using spotlights instead of ceiling pendants, vertical lines to trick the eye that the space is larger, painting the ceiling and walls the same colour so that corners are less noticeable. You might also be able to create bigger window openings so that the space feels more open.

Ah thanks Katie. There has definately been some stressful moments! But on the whole (bar a couple of early issues) it has gone fairly smoothly so far (touch wood). I think it's helped me working from home, and also having all the drawings in 3D. Windows are in today which is exciting. Then most of the remaining second fix is happening after Christmas which gives me chance to get some paint on before the floor and skirting go down. I was planning on waiting till it was all finished then posting pictures on those first posts I did to show how the comments on here influenced the build. Thanks for your comments on the paint. I like the idea of the chalky white. I think we are leaning towards a just off white, and very pale grey sounds ideal so may go that route. We like the idea of very matt, but also need to find something relatively cleanable as we have young kids so also looking to see if anything like that exists (cleanable and matt)

I think that is called a Juilet balcony. I would assume the doors have to be fitted first to allow full access to them but I am not an expert.
