bedroom dilemma

We live in a traditional 3 bed semi in Lancashire. It has a loft extension which has been turned into 2 smallish bedrooms, making our house a 5 bed. The dilemma is whethyto knock down the loft partition wall making the house a 4 bed (3 double bed size and one small single) or leave it as 5 bed. Thinking in house value terms. Yes a 5 bed sounds more desirable and higher priced. however in my mind people who would usually be in the market for a 5 bed would have a bigger budget and ours overall would seem too small to attract buyers (see photo). Opinions appreciation whether converting the loft into one larger room would be better than leaving it as 2 bedrooms.

It depends what you need really?

Ours is the same (loft extension done by previous owners) though we have since extended the ground floor so the whole house is much bigger.

As all our families live further away (I'm not from the UK) we regularly have people staying for several nights, as such we value the extra bedroom more than we would converting the two loft rooms into one big one. We have two young boys so we're thinking with time they might like to move up there (we also have a small shower room in the loft), meaning we'll have one double guest room still + the box room (in addition to our bedroom).

If you rarely have people staying I would be more inclined to converting.

Yes you are right regarding there being no market for a 5 bedroom house in a 3 bedroom house area. Every house has a value cap. After a certain point you can't add any further value to it.

Someone in the market for a 5 bed house would want a big drive, double garage, very large garden and in an area where there are other 5 bed houses.

You could even risk loosing value on your house and making it unsalable if it has too many rooms. Usually houses which were 3 bed and are now more than 4 bed will have some rooms labelled as study/utility/storage etc.

I would suggest you do what is best for your current needs as there will be little value difference in making it a 4 bed or 5 bed house.

What about losing the drawers & putting a small wardrobe there. You could get a small wardrobe with a couple of drawers underneath. Is this for a child's bedroom or an adult ? As if so you could get the small wardrobe with 2 rails inside which will fit smaller children's clothes. Or a bed with drawers at the bottom ? If you can just have folded clothes you could buy an antique armroire which are generally too slim to have coat hangers in horizontally.

Hi Ben, I would say it depends on how many clothes you need to store. I imagine that one double wardrobe may not work, thus, i'd be inclined to put the wardrobe across the long wall and have the chest of drawers where the sofa is. I do agree that putting a smaller wardrobe where the sofa is would make the room look larger, and removing the cupboard would mean more room for the bed and bedside tables, but I worry that you wouldn't have enough storage, only you will know that!

I like the room. I wouldn’t put anything on the wallpaper wall but I would add a rectangular mirror to the wall opposite the window. I also like the blue cushions but it looks odd having just 2 different sizes. I would buy another square one and have three. It would then be nice if you can pick up that blue somewhere else in the room. Either a throw in the bed or a little something on the bedside table or maybe a picture on the 4th wall which we can’t see.
