Comments (27)It was pricey but half of it was for planning. Yes I think my mum was hoping to get the whole kitchen done on the first quote ie including kitchen, floor and appliances! I haven't used the links no. Here's something that will help re finding an architect https://www.architecture.com/FindAnArchitect/Assets/Documents/Workingwithanarchitectforyourhome.pdf and another one on costs http://www.architect-yourhome.com/cost-estimator/ there's also an online architect service that a few people have recommended, will try and find the name of them. You can also look in the pro section on Houzz for architects in your area as hopefully they will also include reviews. It will also be key to have the kitchen and bathroom designed properly (and the overall space). The architect can probably do that or speak to someone like Karen at OnePlan ( above) who can probably also help with some cost saving ideas. Comments (11)The layout we are deciding on is similar to below, except we will swap the living and dining room so the dining room is next to the kitchen. Approximate measurements: (metres) Kitchen 5.5 x 3.6 widening to 5.5 Proposed dining room ( labelled living rm on picture) 3.6 x 4.8 Proposed living room (labelled dining room on picture) 3.2 x 4.57 Girls Rm 2 x 3.6 The downstairs WC / shower room has to be in that position because of soil stack. For your floorplans I would really suggest that you start from scratch! If the interior space hasn't been considered and its just been a set of plans to look good at the front for the purposes of planning, then there is a high likelihood that they are not going to give you the high quality of life that you are probably hoping for from your forever home. It's easy to make a house look good once you've got the layout right, it's a lot harder to make it work well inside and feel like an enjoyable and easy space to live in when you just have a volume that looks good from the front.
