DESIGN DILEMMA!.. Layout for open plan living space

Which option would be better?!? Worried that will get glare on TV from north-east facing sliding doors with Option 1, although layout seems more appealing. Kitchen, TV and dining area can all still be changed. Can also introduce a window on opposite wall to kitchen if useful. Room 8.5m wide x 7.2m deep. Or is there an Option 3?!?

Of these two I would go for the first as it keeps the room more open. The sofas in the second layout are blocking off that corner of the room somewhat.

Position of sofas either 1 or 2 is really irrelevant as they are not fixed items. When the room is built you will no doubt swivel between layouts to see what works for you then.

In your options posted it is the layout of your kitchen, is it in the right area if the space? are the units, sink, hob, boiler etc in right place? These are fixed and it's more important you get these right.

Hi there, We recently reconfigured our downstairs as part of a complete renovation and have to say that having a professional on board was a life saver! We used Gina from Create Perfect (above) and she helped us work out how to configure the space to work best for our life. For what you'll spend on the building work and / or a new kitchen you'll probably be very pleasantly surprised by the cost (hundreds rather than thousands) A good designer will come up with 3D images of different layouts and configurations and from there you can pick your favourites and get them to take them a step further so you end up with 3D renders and also YouTube videos of 'walk arounds' in the space, so you can see exactly how the space would look and feel. Here's a few from ours if it helps... we're not finished but it does show how much Gina helped us with a vision to take three separate rooms through to a new layout for our downstairs (we have a separate lounge not included) Separate rooms to start with and a floorplan I was brain dead from looking at... The 3D pics we had to help from our designer... And a few of how it looks so far (lots still to do and most of the furniture still missing / makeshift at the moment but you'll get the idea) Without the help of a professional designer in deciding the new layout goodness knows what we'd have ended up with! There's only so many times you can look at a floor plan and try and imagine how it will all turn out! Good luck whatever you decide- sounds like an exciting project

Thanks guys for your input, great to have multiple opinions. I have been convinced the flexibility of closing off the main living room with a sliding door would be valued in the long run. Rear of house will be south west facing, (North Hem). The sunroom (room8) will serve mostly as second living room/Playroom down the line so yes flexibility wins. Gabby great job on the renovation, how wide did you go on the sliding doors. OnePlan, yes i do agree with you by pushing the sunroom further back. We have a ensuite over the sunroom serving a master bedroom initially over the living room. Master bedroom now at the rear so shouldn't be problem. (Bed to be moved to moving sunroom back) Note site was purchased with an initial design which didn't take advantage of the orientation, very little windows at rear. Without having to submit for major design changes, trying to tweek here any there. Back ground images in above would be our first revision. Any further tips with better use of space appreciated.

Hi Katy, congratulations on your new home. We have a mid terrace 1930’s house and a few years ago now extended at the back. I like the plan you have- toilet at the front with window, great idea- easier if the waste pipe is already at the front of your house too for the first floor bathroom. A couple of things I would say: I’m not convinced on the full length window, I would say if you really want bifolds make opening a bit bigger and leave enough blank wall to fit the depth of a cabinet/storage system on the left hand wall. I would def add double maybe frosted glass doors to separate the living room as and when required. Also I’d keep the island top clear of appliances, I use mine for food prep and lots of socialising (back when we could 😀) and a sink interrupts that, kids have breakfast, do homework, husband works there often and uses it as a standing desk. Also by keeping the kitchen on 1 side and living all on the same there is always a possibility of having a large sit down get together or a space for a dance floor! I’ve clearly missed socialising in lockdown, but in the interim it’s been a great space for PE with Joe all those days of homeschool. I’ve attached a photo and floor plan so you get the gist.

I'm good on ideas, but haven't got a clue about structurals or costs! I've found daydreaming doesn't cost a lot, except time..... tab's idea to incorporate pillars into the kitchen would create the open kitchen diner and the pocket doors could be the way to keep the living seperate but together with the function area. Would be interested if it increases your cupboard space or if just opening a section provides more storage capacity. Although the play area is part of the way of living presently, that time will pass so I would hesitate to put in a wall you may only want to remove later. An open divider, like an open shelf unit would allow you to keep the play area out of the visuals, then the space could move into a second 'gaming' area or study area as little ones get bigger

That’s how we have done it, although we don’t have an L shaped sofa as on our plan. We have 2 like on your plan.

Get TV points on all walls you think having the TV might be an option.
