Side return extension - WC relocation dilemma

Hi Houzzers,

I am looking to do a standard side return/wrap around extension to my London flat (current floorplan below), with the standard layout incorporating a small courtyard. I would ideally like to extend the current bathroom but may have to forego this if too costly and create a more compact shower room/WC. As the current WC is located in a room off the current kitchen, I am wondering if anyone has an idea of costs of moving the necessary WC plumbing into the existing bathroom? Any other advice on layouts, architects, builders etc, please let me know. Many thanks!

Pete I am North London (Islington borough) and went ahead with mine, finished just over a year ago and it’s changed the flat entirely, so happy I did it. Layout similar to the plans in original post but larger kitchen. If you have an idea of layout you want I’d recommend trying to find a junior architect or go with some sort of basic pack option. Architect fees were way more than I expected and unnecessary for me. I found my original suggestion was the best option anyway and despite agreeing a planned budget it was way over spec’d resulting in tenders out of my reach. I ended up finding a very well priced builder myself using mybuilder.com who still worked to fixed fee contract, came in significantly cheaper than lowest architect tendered builder. Speak to your neighbours before Party Wall letters go out, you are about to disrupt their lives for 3 months or so, worth having them on side :) Try and pick/plan the small things as early as possible - you can’t imagine the ridiculous amount of stress you feel having to pick and order kitchen cupboard handles out of the millions of options there are when the builders are ready for them now! A bathroom at the front may not be completely out of the question. We have previously installed a bathroom and en-suite back-to-back with the latter to the front of a Victorian mid-terrace. The soil pipe ran horizontally down in the middle of the house (where wears added a downstairs WC beneath the stairs), and ran beneath the suspended timber floor (with the correct fall) on the ground floor to the drains at the rear of the property. Without knowing more details it is difficult to say for certain whether it would work, but it is possibly worth exploring.

Hi there, it will be hard to achieve an open floor plan with this side extension . In fact, it seems it would just complicate things in a very expensive way. If you don't need a 4th bedroom every day, but just occasionally for in-laws, can you make the garage into a small, compact guesthouse? If your kitchen feels too small, you might just want to relocate it to the room with the fireplace.
