Victorian side-return extension help needed!

Hi, We are currently in the process of purchasing a new victorian terraced house (semi-detached) in Camberwell. The house is circa 1600 square feet and is in good structural condition. The house is quite old and tired and needs a lot of work which we are prepared to do depending on the total cost which is proving challenging to quote up pre-purchase. We are now starting to get worried we might be biting off more than we can chew!

The main bit of work we'd need to do immediately is knock down the rear area of the house (kitchen/Dining Room and toilet) and create a open plan kitchen-diner area with a side-return. I have added 2 photos of similar projects I have found on houzz. We'd also want to take out the wall between the 2 reception rooms to create one big living space with pull over doors.

Does anyone have any rough estimations of cost or experience of doing similar projects in London? Also are there any potential pitfalls to think about before we move ahead with the purchase?

Our intention is also to rent for 3-4 months max to get as much work done as possible.
