HELP AND IDEAS! Two bed ground floor flat side return/extension

Hi all,

Ideas would be greatly welcomed for our two bedroom ground floor flat in west London.

We are looking to extend into the side return, maximising space and integrating clever storage to ensure it’s not too cluttered!

A few points to help...

What to do with the front door?
Ideally we would like the now living room to become the second bedroom. Do we put a wall up (the corridor will then be dark)? Or another clever idea?
We aren’t wanting to have a courtyard and instead would have a high window into the bedroom. We would then like the bathroom to come off this bedroom with a second door the other side for day to day access.
We would like some kind of utility cupboard/small utility for a washing machine and drier.. where would this go?
The kitchen doesn’t need to be too big, however, we would like an island with breakfast bar!

Any thoughts welcome!

Hi Saskia,

Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception.

Regarding the glass to the other bedroom it all makes sense.

Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now).

Hi Saskia,

I am no professional, but I like dabbling with floor plans as a kind of puzzle :).

This was a very tough one! Maybe my attempt is of some kind of use or inspiration to you.

Pete I am North London (Islington borough) and went ahead with mine, finished just over a year ago and it’s changed the flat entirely, so happy I did it. Layout similar to the plans in original post but larger kitchen. If you have an idea of layout you want I’d recommend trying to find a junior architect or go with some sort of basic pack option. Architect fees were way more than I expected and unnecessary for me. I found my original suggestion was the best option anyway and despite agreeing a planned budget it was way over spec’d resulting in tenders out of my reach. I ended up finding a very well priced builder myself using mybuilder.com who still worked to fixed fee contract, came in significantly cheaper than lowest architect tendered builder. Speak to your neighbours before Party Wall letters go out, you are about to disrupt their lives for 3 months or so, worth having them on side :) Try and pick/plan the small things as early as possible - you can’t imagine the ridiculous amount of stress you feel having to pick and order kitchen cupboard handles out of the millions of options there are when the builders are ready for them now! Taking water and drains a floor up looks like a horribly expensive project. And you'd lose bedroom space. So work with what's already there. The house looks finished well from what I can see on the photos (might be merely esthetic, but still a reason not to hack into it too much). So I've focussed on the extension only (and an extra doorway, so the bathroom is right under the stairs). Tear it down and rebuild. It looks like the only space that hasn't had some tlc. The grey line is where the old extension ended, so I've added about one metre. And proper rooflights, no plastic. And yes, if the roof height allows, bring up the floor, a few csm lower is good, personally I would not like a full step down. I guess fire regulations won't allow to bring the kitchen into Rec2, because of the stairs, plus a extra hallway would take up too much space.. And I merely copied the back wall, but some french doors would be nice, of course.

Hi One Plan...I know, and I agree that it seems strange but here’s the thought process. I’m 52, recently single and so it might well be my long term home and what’s important right now and what I can afford. I could extend the mortgage to do a full side return but that would make my monthly payments strangling as I also need to think about how long I’m going to keep working. What’s important is having entertainment space - which I can’t create currently so this was my next. Thought ( or move to something already suited to me but with stamp duty etc that works out just as expensive unless I move much further out and I’ve pretty much ruled that out. It’s a amazing flat loads of storage ( basement) and huge garden and prime location so I’m trying to make it perfect for me ( not necessarily resale atm).

Morning, Extending the kitchen (and lounge) area out into the garden is a great way to make room for that extra bedroom. We have worked on many similar projects in the past. We are a London based kitchen company with a great eye for deign and making the most of all kitchen spaces. If you would like advice or to discuss further please do get in touch. Hi Saskia, not a professional either, don't know if this sketch will help:

I've moved the front door but I don't know if that's actually possible.

I suggest having the washer and drier stacked in a cupboard in the bathroom, like this:

I've drawn a little peninsula rather than an island in the kitchen, it might be a better use of space.

For storage, it might be a good idea to have a long run of shelving on the right hand wall- this could combine open shelves, storage boxes/baskets, shallow cupboards, etc. Something like these photos:

It is a tricky space to think about so these are all really helpful!
