Renovating Design Dilemma Kitchens

Help with ideas to improve side extension

Hey all

I've recently purchased the following house and am looking for ways to improve the kitchen/side extension.

There is approved planning permission to replace the whole side/back with a full extension which includes relocating the bathroom to the first floor of the house, however we have estimates of £45k+ and were wondering if there was anything we could do in the shorter term on a lower budget.

Some initial thoughts/options we had:

Rebuild just the side extension with a proper roof
Put a ceiling in to hide the existing ugly plastic roof
Raise the floor to bring inline with the rest of the ground floor
Knock through the wall into the dining room to open up the space (this would likely require a beam?)
Move the kitchen/dining room door to the left of the property (near the stairs to first floor) to make room for an L corner kitchen on the left hand side, which would look better then the current wrap-around corner kitchen)

Would love to hear what others might think about options.

Taking water and drains a floor up looks like a horribly expensive project. And you'd lose bedroom space. So work with what's already there. The house looks finished well from what I can see on the photos (might be merely esthetic, but still a reason not to hack into it too much). So I've focussed on the extension only (and an extra doorway, so the bathroom is right under the stairs).

Tear it down and rebuild. It looks like the only space that hasn't had some tlc. The grey line is where the old extension ended, so I've added about one metre. And proper rooflights, no plastic. And yes, if the roof height allows, bring up the floor, a few csm lower is good, personally I would not like a full step down.

I guess fire regulations won't allow to bring the kitchen into Rec2, because of the stairs, plus a extra hallway would take up too much space.. And I merely copied the back wall, but some french doors would be nice, of course.

thank you Rinq, how much would it cost to add an ensuite either to the first or loft?

for the changes you made on the ground floor toliet, do we need planning permission? and can you give us a rough estimate on cost on the new roof and moving the toliet?

Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). We've designed something very similar not long ago, please see link below. Hello, Could I make a suggestion, for you to get help from anyone your drawing/plan needs to be amended You do not show doorways or access routes into your rooms from the hallway so that could be a start. Your conservatory is wasted space in view of your specific requirements and could be replaced with a more useable room ie study or second kitchen/utility. I am sure you will have thought about a master bedroom in your loft or your Architect will have! Is this not possible? I do agree with Emily on changing room uses which leads me on to your garage is it used as one or a hoarding area? Sometimes unfortunately families to outgrow their home, perhaps you should think about making some alterations to improve yours and see how you go before going to whole hog, spending large amount of money and out pricing your homes value in your area may not help you in the long run,the things you are looking for will be very disruptive for some time and I know to my cost you need reliable builders because they will become an integral part of your lives during the build changes. Why not view properties that can give you what you are looking for to start off with if you have not already done so as our famous duo in Love it or List would advise. I wish you well in the coming months, and not to put too finer point on it would suggest if you are going to stay start the work now. Hi Nitul, I agree with some of Jonathans points above. The plan you have creates a very disconnected lounge, it seems likely to become underused if at all. But it represents a large floor area. Also the entrance feels very blocked. It's not really clear though what spaces you want and how you would like to use them, so it's not possible to design a space that would work for you without that information. We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.

I have got no idea about costs. And to remove and enlarge an extension I bet you'l need permission.

If you want a bathroom on the first floor, it'll cost you bedroom 3 and to make up for the lost bedroom (and have a window) you'd have to split bed 2 in half, which would leave you with two 200cm-ish wide rooms.

But I can tell you, getting a soil pipe all the way up in a mid terrace, would require a thick pipe to go somewhere (not sure where it would go, as we run pipes internally in the Netherlands and I've seen plenty external in the UK).
