Side extension layout ideas please!

Hi

We are planning a side return and rear Extension, 2m to the side and 1m back. Any layout ideas please let us know! Do you think we need skylights along the side or will one big square one be ok at the back. As you can see from the sketch we are planning to lea e a small courtyard so we don't have to move the drains or soil pipe and so it leaves light and ventilation for the middle bedroom. It seems like a waste of space but we are on a budget! Any ideas?! Enclosed courtyard?! Please see pics. We won't move the kitchen as its too expensive.

There is a pillar(steel beam) halfway in the lounge which will be expensive to remove but we probably will. The other solution is to leave a pillar (on the left of the pic) or leave the pillar and the supporting wall next to it in front of the kitchen. But that would look weird, right?

Hi SteffyTaylor, is it worth extending 1m back? Will you loose too much garden for gaining not a huge amount of space? Personally I think I'd spend the money on big bi-fold doors all along the back elevation. As the kitchen is staying where it is I'd suggest having the dining table running adjacent to the RH wall in the photo and have your living area opposite, with dual aspect into your new courtyard and garden. Lots of tall plants in the courtyard would be great and I'd think about adding a door from the bedroom (as well as the extension) out into the courtyard, that would be a lovely place to have breakfast on a summer's morning! Hope these ideas help! PB

By keeping the existing steel pillar you will almost certainly save more than the cost of moving the kitchen.

The Island serves as a good go between from one side of kitchen to other - and a shopping bag drop zone to the pack the fridge and pantry. And as a work surface to put hot things coming out of the oven ! If you decide to scrap the island, then you will need a landing /drop zone for these uses near/on the oven and fridge run. Suggest you have open pantry /book /basket shelving on left wall just inside the room entrance door to stop doors conflicting if you intend to have a self closing fire door here . Modern integrated FF's can be placed next to ovens with no problem - usually I'd suggest FF hinge position next to oven side* to avoid blasts of heat going into FF if both opened at same time. Arrangement would also depend on primary users left or right handed status . As main walkway between oven/FF run and seating area at back of island i'd suggest .95m clearance between front of island and hob run and 1.23m between seating and tall cabinets in this instance. Then be mindful of DW placement so as not to interfere with standing room in front of hob as lots of us leave the DW open for some time while stacking ! *Nb. In America they wouldn't approve if you put the oven on that wall as its the main walkway - it would probably be suggested to be placed on horizontal bottom wall . Hi Ollie, How about moving the door into the Utility Room so that is accessible from the Kitchen side, thus freeing up the wall where the current Utility room door is, and I would recommend you have some form of wall storage on that wall, as you don't immediately see it when you walk into the room. The kids benches could be off that wall too, so that on either side of the chimney breast and as you walk in the room you could have some open shelves / artwork. When the kids are not playing, you could turn this area into a yoga place! And yes, I agree your table could overlap a little with your existing house, unless you have a large beam above, not hidden in the thickness of the floor joists above. Also, I wonder if a round / oval table will work better in your case, and don't forget the lighting relative to your rooflights!

Hi Ellie. It's a good point. I assumed these detailed points have already been discussed between the architect and the client. If Chris wants to have the fireplace for the lounge/lliving space then the room with a dining table to the front and the kitchen + island counter to the rear will be split. My understanding was that the room at the rear extension is the main dining space and the room to the front was going to be used for occasional formal dining. It all depends on how the space is going to be used. It looks like it's possible to have a smaller dining table in the rear extension if the island is reorganised or removed. There are severalf physical and planning constraints so Chris needs to define his priority.

Hi Tilly, I wanted to draw attention to the living room sofa's vicinity to the bi-fold. You'll be doing a side-shuffle to access the handle to open it up. An additional comment is the side access to your utility space, from the seating area. It is a design and navigational flow detail that may seem superfluous but if you have the space in the utility room to revise this, I would suggest to have access through the kitchen i.e a full length kitchen cabinet that opens to reveal access to the utility room. Thanks for the tips. Budget is 40k Max! I think bi fold doors might look a bit overkill for the size of the flat... I'm thinking sliding doors? I dont know. There's a step down from the kitchen too. Re knocking the pillar.... If love to leave it if we can make it look good but I can't think how it would not look like a car park! Or maybe we could leave a bit of wall next to it and use that pillar as part of the tv stand, or dining table?

Dear Steffy,

in addition to the detailed design you do need to consider whether the works can be done under permitted development (PD) rights (I assume you are not listed nor in a conservation area?) or if they will need planning approval. Your initial sketch shows what is know in the trade as a 'wrap-around' which will need planning approval. Dependant upon the details of the design planning approval may be given for your proposals but there is normally more flexibility if you can do the works under PD. PD rules are quite complex!
