Extension - layout ideas please

Hi, an option we have been looking at is extending out 2.5 metres the whole width of the house which is nearly 8 metres.

i have mocked up a floorplan with the walls needed knocked down (picture below) And the extension added on.

Does anyone have any layout ideas for us? would need to include kitchen (with island or peninsula with hob on), dining room and seating area. i have left off doors to outside and window(s) because that would depend on what goes where. the square in the middle would be a 40cmx 40cm pillar.

any suggestions would be greatly appreciated. thank you.

Instead of a 8m x 2.5m extension consider one that is 4m x 4m for a more useable space without the same concerns about a pillar

If you're still keen on a flexible-function room (i.e. where the middle internal space works as a guest bedroom or family space for example playroom, snug TV room, office, hobby room), my suggestion would be to use pocket internal doors; and/or glazed internal french doors. Then most of the time the doors can be open and part of the open-plan. Then when using the the space as a guest bedroom, the doors could have roller blinds or curtains, to separate the space and add privacy. Consider which way you want the "flexi room" to open up. Rather than open up to the side of the house (near proposed cloakroom); I think it would be nicer if the room opens into the back room or the front room (likely to be much nicer views and better light).

Hi SteffyTaylor, is it worth extending 1m back? Will you loose too much garden for gaining not a huge amount of space? Personally I think I'd spend the money on big bi-fold doors all along the back elevation. As the kitchen is staying where it is I'd suggest having the dining table running adjacent to the RH wall in the photo and have your living area opposite, with dual aspect into your new courtyard and garden. Lots of tall plants in the courtyard would be great and I'd think about adding a door from the bedroom (as well as the extension) out into the courtyard, that would be a lovely place to have breakfast on a summer's morning! Hi Suzanne, The stairs i had in the drawing were my version of what i thought it would look like before we got formal drawings from the architect (bit of cut and paste of existing plans). I do have an updated version he did i'll post here. However on this plan the bay at the back of the kitchen is too narrow and we haven't got the side windows shown in the kitchen etc. The stairs i had shown have a half landing. Our current stairs have 2 quarter landings. The stairs only go up 1 floor - 15 steps (15th being the landing level). We are also constrained by some eaves so the steps can't come up directly onto the landing by the wall due to head height issues - i have shown this with a red line. Happy to consider any stair variants you mentioned. I will take a look at stairbox.com thank you. The hall is approx 7.5m by 3.5m if you include the utility/coat cupboard area in the overall space. Hi Ollie, How about moving the door into the Utility Room so that is accessible from the Kitchen side, thus freeing up the wall where the current Utility room door is, and I would recommend you have some form of wall storage on that wall, as you don't immediately see it when you walk into the room. The kids benches could be off that wall too, so that on either side of the chimney breast and as you walk in the room you could have some open shelves / artwork. When the kids are not playing, you could turn this area into a yoga place! And yes, I agree your table could overlap a little with your existing house, unless you have a large beam above, not hidden in the thickness of the floor joists above. Also, I wonder if a round / oval table will work better in your case, and don't forget the lighting relative to your rooflights!

Hi, we recently did similar. Ours was a 3.5m extension the full 8m width of our house.

1. You have an L-shaped kitchen with a pantry and an island.

2. Living room and dinning at the other end with Bifold doors opening to the garden on the same floor.

3. A utility room and downstair wet room between the extension and the original house.

If you're willing I can help with the initial floor design. As this is what I do.

Thank you Jonathan, this has given us some ideas. If 4m we would need to extend the other side due to access to the garden from the front of the house, plus maybe more likely to be approved. We could switch it to the other side but still knock the walls down on the right (keeping the walls between dining and current kitchen) to make a bigger space. We could move the toilet to the converted garage if we split it to be a ’lootility’.
