Side return extension on Victorian terrace.

Does anyone have any advice about planning for the above please.
I am being squeezed by the Council to drop the roof height to 2.3 at the boundary with neighbour and 2.8 where it meets my existing wall- results in a very low ceiling. They are also asking me to reduce the length by 2m - its under 7m in length and only 2m wide, so it has a big impact! Any advice would be most appreciated :-)

What does your architect say? I thought you would get more through temporary increases in permitted development??

Looking through pictures on this site of Victorian side extensions your issue seems to be common and it looks like the ceiling is not actually restrictive and you still have plenty of room for furniture.
Hope you resolve this with the planners but if not it could look great.

Hi Sarah, Huge rug under dining table - big yes! As I mentioned before, just make sure it it doesn't have a deep pile and is fairly easy to clean / hoover. This will break up the black considerably! The rug size needs to be big enough to pull all your chairs out and they still sit on the rug - that's the minimum right size. Just a thought about finding the right paint colour for your walls and cabinets to brighten everything up. When my family took a trip down to cornwall, we stayed in this lovely cottage in the country-side. The cottage had small little deep windows, so didn't get much light in. However the cottage was so bright, warm & crisp. It had been painted a white that really really worked - white can be tricky to get right. So I called the owners of the cottage to see if they had a paint can laying around so I could find out the exact colour. It was straight Brilliant White - standard paint you can get for kitchens, walls, ceilings, masonry, etc in whatever finish you need (matt, sheen, semi-gloss or gloss). I've used it a couple of times sinse to freshen up or update an area, to make small spaces pop, or just to bring a whole space that crisp - perfect white look to show off art and objects (it is one of the few whites that can do so well as art and objects usually look dull or get lost with a plain white background). This might help with your project as it is the best paint for reflecting light and brightening your areas - but it is bright - so you will have to do a test area to see if it is too bright for you, in which case go with a white toned down from that. Think the rug(s) & the paint colour change of walls & cabinets will work the best for you since you've spent a lot on your interior already and your husband likes it as is - it is hard to justify large costs when your partner thinks it is great and you've already spent a lot.. Yes, that makes sense, I thought that might be the case. It's a shame the stairs to the cellar are there as it makes it very difficult to have storage here instead which is really useful for any under-stairs space. But I have an unusual idea for a custom rolling storage unit which could roll out to allow access to the cellar storage. It would be possible to make the layout work but bedroom 2 would have to have the original wall with the hall making it smaller. the bathroom could be made a bit smaller to give a bit more space to the bedrooms too. Do you want to have 2 evenly sized bedrooms or 1 larger main bedroom? I hope these notes and ideas are helpful for you! If your plan is to scale which it looks like it is I think you would be creating an awkward pinch point around the table cooking area - if you have people over and they are sitting at the table and you are trying to finish off and serve dinner they will be in your way. I think you are giving up valuable space to the desk and chair and a galley would work better. I did think if you have units along the wall to where you have put your desk you could have stool tucked under the counter that you could perch on when needed to also keep an eye on the playroom. OR you could have a tiny peninsular return at one end of the cabinet run and have a couple of stools tucked under facing into the kitchen

Jen, I think because this is a side return in a conservation area I needed planning- but I am going to check this out.

By using glass in the lowered part and putting the kitchen units in the lowest part you should be ok although 2.3 seems very low in my experience even for a conservation area - it is normally 2.5 on boundary walls. The only way round is if your neighbour were also interested in doing a side extension you could put in a joint application to have a higher side wall. I have done this once and it worked.

Thank you Nicola. I am actually having that space as a living area rather than a kitchen so 2.30 after the relevant roof and floor insulations wont allow me to stand up. The neighboring property is actually council owned so minimal chance of a mirror extension - but a really good idea. Thanks, I do appreciate the comments.
