Removing / replacing cement render

Hi all,

We have some damp patches underneath the window in one of our bedrooms. There is some damaged cement render underneath the window which we have been advised to remove as it's not breathable and will be trapping moisture.

I think the current render is ugly and would prefer to replace it with something more attractive but I'm not really sure what other options are out there. I'm also not sure what is underneath the current render - it sounds very hollow from the inside.

Also, should we be looking for a general builder or plasterer for this job?

The internal plaster looks like it has blown, especially if it sounds hollow. A plasterer would easily be able to remove the old plaster and fill with new on the inside. My main worry is what is causing the damp? It could a leaking gutter maybe? It may be worth getting the guttering cleaned out as they can get full of fallen leaves. Then the gutter cleaner guy can have a look at the state of the gutters. There are people who specialise in this and often window cleaners offer this service too. Once you’ve found the culprit you can then carry out the remedial work.

Personally I don't think you need to make dramatic changes when you rerender. I would look at crisp white, or look to your local area for inspiration.

If you look at the 'black band', there are two air bricks in that area, typically they would be just above the oversite (the floor foundation) and a minimum of 6"(150mm) above the outside ground level. So the front garden most likely was higher and has subsequently been graded down to the drive, the garage floor is much lower than the house which is more or less at the same level as the house next door in the photo. As long as a planter feature stays at least two courses lower than the airbricks it would be fine, and would definitely improve the appearance of the windows being too high above the ground. My specs regarding air brick placement might be a little dated as I haven't built in the UK since the '90s and regs may have changed but the age of the house looks about right. The black band is probably what is left of a bituminous painted plinth that used to be common on many houses.

Keep the bottom half as brickwork. Don’t make the mistake of making it too plain. My neighbour opposite me has a similar style house. When they purchased it they knocked off the render and beams and re-rendered it and left it white. No beams. It has modernised the look. I have timber windows. If you keep on top of the maintenance it’s easy. We have ours done every other year. A quick sand down and re-coated. Easy job for a decorator. Two days maximum work. Most of the houses in our road have UPVC windows. They don’t look as nice as timber. Two decided to have green which looks awful. Really doesn’t go with the style of house or the colour of the brickwork. If you do decide on timber windows personally I would steer away from Georgian design. That’s now dated. Nobody asks for them any longer, neither do they ask for leaded windows (i’m a partner in a joinery company and nobody ask for this any longer). I would also be tempted to keep the timber windows natural as opposed to painting them white. It’s far easier to maintain with a stain/sealant as opposed to sanding down old paint. Timber windows all the way for me. Just keep up to date on the maintenance and it’s not a long job.
