We had a relative stay in our home for one night as she was moving on after, we live at the side of a railway line in a two bed ( everybody starts from somewhere) but we are used to this, a train only takes 30 seconds to pass so don't really notice it, my wife and I left for the day to go to work and left our guest to lock up on leaving, we had cooked the evening meal the night before and left her instructions on where everything was for breakfast. We both thought that all was fine until talking to another relative and found out that she would never stay with us again as she got no sleep due to the trains, walls were so thin she could hear everything inc plumbing noises heating kicking in and so on, and to this day she has not been back!

Depends on how much money you want to spend, the quality of the finished products you want installed and the size of the job. Giving the whole job to one person, ie the builder would make it more expensive as everything will go through him, if its a large enough project then the architect could work for you, but they will manage the project (at a cost) but not get the builders and other trades for you. Personally i'd arrange everything myself and be hands on with the project, especially in the design and furnishings so you can choose what you want-an independant kitchen designer/supplier would be able to advise/help for a lot of what you want and they can work in hand with your builder, they would cover the kitchen and utility design and a lot of kitchen showrooms now also offer bathroom furniture so a wc isn't a problem.

Buy brick acid from bnq (they sell a bostik one) and should clean off no bother. Follow PPE guidance, don't dink it etc
