Utility Room Layout Suggestions Please

Hi All,

Our utility room isn't a conventional shape and we're wanting to make sure we can maximise the space.

Within the room we need to fit standard sized washing machine, tumble drier, sink, storage for cleaning products and jackets/shoes.

We'd also like to keep a good amount of floor space in order to dry clothes on clothes airers.

We had though of the following layout however a 2 standard sized 600mm wide appliances (washing machine and tumble drier) would struggle to go under the worktop side by side without encroaching into the space I've highlighted red. Also, with the standard 600mm worktop on the right, this only leaves a snug 500mm access to the sink area.

I'd very much appreciate any advice or suggestions on how best to maximise the space.

Move the door to the right, will give you units on left , can custom make for 500mm to sit in recess , or build out wall behind toilet to 600mm deep to cover standard units

Referring to OnePlan's point about the space between the machines and the sink, l would avoid the cupboarding doors concealing of the machines and anything in betweem them. Should there be need to pull out the innermost machine one could first remove the other one making it easy. As for crouching space, just make sure the porthole opens on a right sided hinge so that the door swings onto the window wall and it should be fine too. You could always find a narrow rectangular basin to save space too.

I'd get as much storage as possible out of it. I do say keep all the plumbed items as close as possible to each other. You have room for more storage. So i'd go with the washing machine under the unit with a corner cupboard for storage. Then the sink unit with another floor to ceiling cupboard for brooms etc. Shelves in the middle. So either this:- The cupboard marked Slimline is so that you have room for all the pipes to be accessed on your Megaflo, if you put a larger cupboard in you'll close the gap, so I marked it as a cupboard, but you may have room for the Fridge Freezer there instead. You have to allow 650mm on cupboards for the plumbing behind and to adjust for walls that aren't true. So if you went with 650 Unit on the left ( above pic ), then 850mm for your door and another 650 to allow for the Fridge Freezer you've used 2150mm , 5mm ( not a lot ) than you already have, so i would be wary of trying to make the room smaller. Obviously the 650mm is an allowance and you would fit those items in, but it does soon get used up.

Definitely second One Plan with regards to moving the sink closer to the stove. My kitchen is tiny and even I think it annoying having to cross the room to get to the sink! I would suggest having a really good think about how you want to use the space. What kind of food do you cook? How often do you use certain kitchen tools/appliances? How do you currently use your kitchen and how could you make better use of space before even thinking about the added extension? Maybe draw up a list of what's currently in your kitchen (dried goods, glassware, crockery, appliances etc) and assign storage spaces (cupboards/drawers) for them based on accessibilty and functionality. Your kitchen designer can then use that to inform the design and layout. I have an American FF and you defo need more clearance space around it to open the doors! I would suggest having the tall unit besides the FF as well. You could also go for a smaller FF which could allow you to possibly fit in a single sink unit and include a intergrated undercounter fridge in your kitchen for regular use items.

thanks everyone for the suggestions. unfortunately the width on these rooms has now gone down to 1.8m instead of the 2.1m shown on the drawings so having a corridor in that space would leave us less than 1m to play with for 1 of those rooms. looking to utilise space from the toy/home office below. any suggestions welcome thanks

Alternative. You could also add a door to the loo from the utility.

Hi Folks, thanks for the suggestions. I should have stated that the arrowed area shown below is a hall which provides access into our kitchen.

This hall needs to remain in order to provide access to our kitchen.

What else do you want to use the utility room for? Do you need the amount of worktop you’ve shown in your plan? I would suggest stacking drier on top of the washing machine and have them in the alcove to the right of the doorway. I realise that may well be a window, but how much light do you need in a utility room? (I speak as one whose utility room has no windows!) And if you’d need to vent the drier a window could be handy.

I agree with the first comment, put the door off the hallway (so on the left hand wall). That would hopefully (?) give enough room for washer and tumble dryer to sit to the right of the door against the wall into the kitchen, and a small sink where it is now!
