Keep or sledgehammer

About to exchange contracts on this house. Unfortunately the owner passed away so not able to find out how how long this fireplace has been in place. Any ideas? Photo in next post

This will definitely be improved with a little light demolition.

Looking at the picture it appears that the whole staircase and wall are both skewed thus causing the very awkward angles involved. Clearly a major rebuild would be the perfect answer but I have a simple solution that will cost little and might be a temporary fix. Simply make the bottom step into a two thirds wide step (measured across the stair width) giving the full tread depth but only 66% of the width. To reduce the step height, make it two steps but you would need to be careful not to create a trip hazard from the downstairs doorway. You might consider adding a short extra handrail on the stair wall to the left looking up the flight. In fact just this week I saw a house with a very steep loft conversion staircase that had the full flight done in half steps so that you climbed each with a left/right/left/right step movement and it was called a "Hit and miss" staircase. I am not saying it looked a good idea as regards safety etc. but at least it got a staircase into a position where a conventional design would be even worse! As I said....a full rebuild is the best solution but the above might help short term and be better than trying to cope with that very narrow/disappearing first tread.

Paul, I'm not sure where in the country you are but if you are dead set on removing the 30's tiled fireplaces you should definitely contact 20th Century Fireplaces from J's link above. They may be interested in buying them from you - so you can top up the renovation fund! We bought our lovely all tiled fireplace for the living room of our 1936 semi from them. The showroom was an amazing treasure trove of delights. Please don't take a sledgehammer to your fireplaces they could be just what someone else is looking for.

Update january 2022 - Happy New Year everyone! Gosh, 18 months into our renovation now, still loving the house, still lots to do! We are currently having all the guttering and down pipes replaced which has pretty much eaten up the last of our budget, but it'll be worth it to stop the random leaks we've been getting. We have made good progress on the 'posh' living room at the front of the house. The biggest change is the fireplace. Like all the rest in the house it had been ripped out and replaced with a horrid 80's gas thing. We pulled out the 80's monstrosity and were excited to find... A horrible 40's monstrosity! The original was long gone. Luckily I came across an edwardian original on ebay and snapped it up for £99! Sadly it cost a lot more than that to get the flue lined and the fire reinstated but never mind. Hubs did a great job as ever removing wallpaper and fixing walls (two full layers of filler!) and we've even managed to get some colour on. Lot's still to do including all the woodwork but loving it so far!

Well chemsitrykaren, I started messing about with plant as a child and I would say that you definitely need to get your information from a number of different sources. A lot plants will adapt to a different environment from where we are used to seeing them, some because they can and others more because it's closer to their own native environment. So things, (like how low a temperature a plant can take), will be seriously affected by other factors (good drainage/dryness in Winter will often mean something you thought was not hardy will take temperatures below freezing). There is a certain amount of science when you analyse some of these things. Real 'Alpines' as in plants which you actually find growing in the Alps, are subjected to very low temperatures. Of ten the same plants die in UK garden because they are not adapted to sitting it near freezing water and getting cold rain on them for months. When it's -30C in the Alps there is no water, it's all freeze dried. I did a degree in Chemistry because I was hoping to do something environmental for a job but I wish I had gone and done Horticulture. Having said that I don't think there are many areas of horticulture which I don't know something about. Sometimes the way teaching is done can be restrictive and I have picked bits and pieces for expanding my Garden Design knowledge which has built up from a great many sources.
