It seems that your house is in zoopla, is it for sale? If so you don't want to be spending too much money on it but you want to give the prospective buyers an idea of what they can do if it is not in their test. Firstly I would de clutter the all space. (Be ruthless) Secondly I would paint over the pink with a light grey to match your work top and carry the colour over the dining room (all over the dinning room) as it would give the illusion of space. If you can't paint the table and chairs or like them the way they are invest in a nice country style table cloth and cushions for the chairs. Third if you can get rid of the carpet in the dinning room and continue with the same tiles as the kitchen as it would give it a continuous feel. If the house is not for sale I agree with jonathandb1972 or get rid of top cupboard and add shelves instead as it seems that you have nice crockery to put on show. Good luck

I love your new plan. You are right to make the doorway from the house to the bathroom, you only need a concrete lintel above it, the wall will be fine! ( Any builder can do this! ) Can you spin the bath round so that it's under the window though?? You will probably have enough room for a storage unit to the left of the door as you walk in. Aswell as running Bagpuss,... we are experienced property developers and i always do all of the plans, and purchasing of materials etc.........also, 50% of the labour with my husband most of the time. It pays to know what's possible sometimes. I get up really early, so, following on from your latest plan, I 3d'd it for you, as i had nothing better to do. I have howdens antique white, it's more of a cream colour. When I was buying howdens let me borrow a couple of doors to help to help decide. I would recommend looking at them in different places in the room at different times of day. It really helped me choose. I would also be careful of howdens. If you know anyone with an account, or if you are able to open an account you will get your kitchen ALOT cheaper. I would also recommend buying at the end of October, October is sales month and they have target of sales to achieve so you can knock several thousand off your kitchen quote! Lastly everyone I know who has purchased howdens have had issues. I don't want to put you off as love my kitchen. But, double check the measurements yourself before buying to save any issues. Layout, have you considered how you use your kitchen on a daily basis, what you make, how you cook as well as at Christmas. This helped me move things around to be a practical kitchen. Also I know a few people who regretted not considering working surface space prior to buying too Hope this helps

This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Light tunnels are a relatively cheap but useful way of getting light to darker places.
