If you are ok with changing / moving the kitchen units, then it could be possible to break through the wall where your hob is currently, to gain a utility in the study/store. I'm afraid I can't see how that is currently accessed, and it appears to have no windows, is that accurate? Keep or remove the toilet is up to you, but many people find it important to have a downstairs loo so it could affect the value if you remove. Overall, you have an abundance of reception rooms, so I would definitely make that large room a kitchen diner. It's a great size, loads you could do.

This was my thought that currently there’s an abundance of seating while the kitchens not being best used. I did think if I knocked through I could leave the bathroom and create a sort of small hall past that and into the utility/pantry room.

I think the kitchen is big enough to have a pantry unit in there? You may find that more practical and then you have the whole of the hob wall for tall units? I’d have the “study” just as a utility

I'd use it as a combined utility/boot room - it's a decent space and you could put lots of lovely storage in there for coats, boots, sporty stuff etc, to keep the hallway nice and clear. I think it's too far from the kitchen to be a pantry. Don't get how you access the other storage bit though (next to the "study" on the plan) - is it accessed from outside?

I love this idea and boot rooms. would you still change the entryway ? The other part is accessed from a big garage door outside I think from what I can see

I think you'll get a feel for that when you see it in the flesh - not enough info on floor plan

I presume the study/store and wc were originally part of the garage, and are accessed from under the stairs. I've seen that kind of garage conversion before. Would be good to get windows in there.

Honestly, I think the existing layout has a lot going for it. The toilet area is completely private from all rooms... better for everyone, especially guests... and the storage area would make an incredible laundry/boot room/play room or easily accessed storage room.

Yes the more I’ve played with it the more I appreciate the current layout. As stated above the only reservation I have is that I feel the kitchen could be bigger especially the island. I don’t feel the need to have 3 rooms for sitting in.

The kitchen looks like it has plenty of space for a redesign- that’s good! In regards to the other 2 separate living rooms, how you use them will depend a lot upon your family size, hobbies, dynamics, etc. One could be an office, music room, art/crafts/sewing/ room, library, play room etc. You might consider fully or partially opening them on to each other, perhaps with sliding doors.

Beth. First thoughts would be to use the study as a Utility as there must be plumbing close by in the W.C

Secondly, that is a beautiful big spacious room. Do you really want to cut it up for a walk in pantry? We renovated our house a few years ago and got rid of the walk in pantry so as to have a larger kitchen. It was a constant drag when cooking to have to go in there and find things. I honestly prefer tall order units with drawers for jars, tins, rice, pasta etc as they are so much easier to store and access. I want all my herbs and spices and oils right next to me when I am cooking not in a different room. Getting rid of the pantry was a blessing for us.

I think you could extend the units on both walls up to where the windows are and then have a much larger island orientated in the other direction. Can you ever have too much workspace in a kitchen? Good luck

Yes I’ve ditched the pantry idea for a big cupboard instead I particularly like the concealed ones maybe wood panel or something. With it being a perfect rectange there was just no way to add a walk in without creating a funny shape. Yep I reckon a big island with the cooker on going lengthways.
