Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Because of the location of the toilet soil pipe, the logical place for the downstairs toilet is below, next to the garage wall. The utility is also good to keep towards the middle of the house as this will keep the lightest area of the room for the kitchen. (unless you have a muddy family and need to get them clean before letting them in the house in which case it goes near a door!) With the snug by the lounge, it puts a lovely kitchen and dining area right at the garden end of the extension to be in the brightest and most garden connected side. I really like that wall unit. Wall colour? I would go with a simple off white like Timeless by Dulux. It’s a nice warm tone. I do have Dulux Polished Pebble in my bedroom. It’s a pale grey. Can look a bit lilac in a dark room, but it looks like you have good light. I find that wooden divide very heavy looking and I would remove it. Just my opinion. Hi Bambi T, glad you like the idea although not sure it’s possible if WC stays where it is. Obviously you don’t want the WC leading directly off your kitchen or walk-through dining space but the alternative (baring in mind I don’t have the dimensions to affirmatively judge) is a tiny room within a tiny room with steps, so at best it presents as a weak resolution to the problem. Also, your new airbnb annex will increase the demand on your domestic laundry provision so it seems unwise to settle for anything less than what you already have (although my suggestion needs to be scaled to confirm whether it can work as a revised utility space). Your current plans for the annex look really smart and logical and ‘reading between the lines’ so to speak, I cannot see any obvious wins for an alternative connection to the main house, although this is a personal (non-architectural) opinion based on limited contextual evidence so I would heartily encourage you to take some professional advice for ‘peace of mind’.
