How much for this extension?

Hello

I am currently in a 2 bed 1 bath house with a single storey extension looking to go above it. please can someone let me know roughly what this could cost?

the middle picture is my plan (sorry its so messy, basically 2 bathroom, 3 bed and a cupboard/toilet

the right picture is what we have uostairs at the moment

You’re quite likely to need to rebuild the original extension as the footings won’t have been designed for two storeys. How much depends hugely on where you are, site access, finish level etc. I’d ask some neighbours/local friends who’ve done something similar, then add about 20% for current conditions, for a reasonably accurate price. Or consult a builder if you can get one to have a look.

what is the level of insulation provided by glazings and new walls? especially glazing, to avoid dispersions... ideally radiators should be close to the cold points (glazing, again) to balance the environment and shield the incoming cold. The corner with the table seems the best option, if I translate this plan into a finished space. Other factors: Curtains can help. Solar gain (exposure) can help. A dark paving outside can help (absorbs sunlight and releases heats slowly). I often say it's better to consult an architect in advance, dear, because of matters like this that get pointed out during the design... But do not desperate, just make sure the insulation is good and the glazings are good too!

Again putting in a door isn’t cheap but can easily be done (note the very important lintel above the door in your photo). However in this instance I would be inclined to put the door in the rear wall of your proposed extension immediately opposite the existing external double doors in your dining. This would ensure free uninterrupted flow through the house and would bring in light and offer views out from the dining room. It would also retain the twin aspect front to rear. If they are in good condition then you could relocate these doors to this new location in the proposed extension. This would save funds forking out on opening up a doorway in your existing house wall and purchasing new doors. You could also move the lovely light above the door or retain it in its current location. I wouldn’t put internal door between the new kitchen and dining. Leave it open. Taking onboard what Neasa suggested. Have you considered how much use you would get from your dining room? It is a big chunk of the ground floor space. Could you make do with the existing small kitchen but reorientate it by blocking off the door into the hall and flipping the U shaped kitchen 90 degrees. This would allow a kitchen island or peninsula between your existing kitchen and proposed extension. The existing dining could become a snug, office, library, music room, whatever takes your fancy. Do you have space to fit a utility in the hall up against what was a door into the kitchen but is now a proposed wall? It doesn’t appear to be too long a stretch to take the waste out to the drains.

Hi Becky, take into account that prices have rocketed so prices from 8 years ago won't be relevant to you now. The typical build price at the moment varies throughout the country and is very much dependent on your design decisions, but if you estimate about £2.5k per square meter for newbuild space then you won't get too big a shock.
