Do i need an extractor fan in the ensuite?

we are redoing our ensuite and tiling all the walls with Fabulosa porcelain tiles as per pic.

we are not sure of fixing an extractor fan. we are worried that the fan will spoil the look of the tiles.

the current ensuite does not have a fan but has a window that can be opened.

I would recommend having one, try getting something that looks stylish or can be covered in some way.

I think size-wise you'd struggle - unless you use second bedroom for storage/dressing room. Your main bedroom is similar size to mine and I opted for larger family bathroom rather than 2 tiny rooms for sake of ensuite. Another consideration will be where plumbing/drainage is currently running, as this will cause major upheaval to re-route. Do you have current floor plan?

Hi, Craig -- it's true that a sun tunnel is cheaper, however it really is very different to having a velux, which lets in a huge amount more light. And there is nothing like actually being able to open it, as even the best roof extractors aren't that powerful. It does depend on what kind of sun tunnel, how big it is, etc; if it is to have clear or frosted glass, however if it is possible for you i would absolutely consider the velux.

I agree that it is unusual now to find a new house without one but I think if you have space to put an extra shower room elsewhere so that you still have more than one then it should be okay. Ideally somewhere not far from the master bedroom. Also like the suggestion for you to put in all of the pipe work etc so that it can easily be added later. If you dont get round to it upon resale then atleast there is less work for a buyer.

It really comes down to how many clothes you have and how much space you need to store them, along with where you prefer to get dressed and how you use your ensuite - obviously no point having double sink if you never share the bathroom, but if you're brushing your teeth while the other half is doing their thing in the next sink then this bigger ensuite might work better for you. It all depends on how you want to live, how much stuff you have and where you want to store it. Yes, put an extractor in. Ceiling fitted, above toilet or shower. See if you can get a quiet one, with a delay so it stays on for a while after switching off (maybe they all do this, I don't know!)

There are some ceiling extractors that are built into a downlight so if you do have access above the ensuite then it can be ducted to outside. Most bathroom extractors also have a timer and or condensation fan over run so they also need to have a permanent live feed as well as a switch live (ie from your lights) so your electrics may need to be slightly modified which means you'll need an electrician as this will involve 'part P' of building regs, this can incur a lot of extra costs if your fuseboard isn't up to date (ie rcd protection for lighting circuits), so if opening the window has been fine up to now, i'd probably stay with it.
