En-suite or no en-suite

We’re going to be having some work done to our house (4 bed semi) and had planned to add an en-suite to one of the bedrooms and make this our master. But, I’m having a wobble over whether the room would end up being too small and if we should scrap the en-suite idea. We currently only have 1 small bathroom and a downstairs loo so an extra bathroom for a family of 4 would be beneficial but we are coping. Longer term have an idea of a single story extension to the side to include a shower room but realistically I think we’ll have moved by then so I need to think about what would be more appealing to buyers:

4.57 x 2.76 bedroom with no en-suite
3.60 x 2.76 bedroom with small en-suite to include shower/loo/basin

I would love to hear others thoughts please as I’m going round in circles!

In all honesty, it sounds a little small. Do you have wardrobes and other storage to go in there too? If so, I really think it could be squeeze…

Generally a 4 bed house wants two bathrooms but the room sounds too small to add even a tiny en suite. Is that the biggest room? Could one of the other rooms have the en suite added, or be reduced in size to accommodate the en suite to the master?

cheers Robert Way Designers. I had considered making a feature which would conceal the waste as it has to run above the joists for a section unfortunately. i'd also like to include some concealed lighting - any advice on what to look for that's suitable for a wetroom/bathroom environment please?

Thanks Carol. My thoughts too but was originally going to tile the whole room but was stopped by the boss which I reckon was right. Was going to tile to floor and include two tile shelves so I will go ahead and finish this. Also intend to continue the tiles from under the window to the corner plus an edging. However I don't like the edging so will change for another design.

I agree with Sarah. It does make a lot more sense. A tiny ensuite gobbling up a corner of your bedroom to house a tiny shower, loo and basin is not ideal. It depends on your plans for your house. I would be tempted to wait, put up with the downstairs bathroom for now and build the extension with a new bathroom upstairs later. You could at least get quotes for the work to see which way to go.

Thanks, yes this is the main and only bathroom. We are putting in a downstairs toilet but no space for shower as well so will just be a cloakroom. Whilst it is possible to move to the front bedroom the costs associated to it make it not something we would do. All water and waste facilities are at the rear where the bathroom is located now hence our dilemma

Is it possible to steal some space from each of the two of the rooms to fit an en suite or some hall space too. Sounds like you need the extra facility.
